Bangkok Home Prices Drop as Discounts Rise in Q3 of 2025

The third quarter of 2025 saw a decrease in the price indices for new condos, single detached houses, and townhouses in Greater Bangkok. Developers offered discounts to combat sluggish sales, leading to index drops of 0.5% for condos, 1% for single detached houses, and 0.7% for townhouses compared to the previous quarter. This marks the second consecutive quarter of declining condo prices due to increased unsold inventory.

 

The condo price index in Bangkok showed a decrease of 0.2% year-on-year and 0.5% quarter-on-quarter, with a notable drop in the inner Sukhumvit area for units priced between 5.01-7.5 million baht. In Samut Prakan and Nonthaburi, the index declined by 2.1% year-on-year and 0.5% quarter-on-quarter, hitting regions like Muang Nonthaburi-Pak Kret hardest for units priced from 1.01-2 million baht. The downturn in single detached house and townhouse indices marks the first drop after multiple consecutive rises.

 

Developers cut prices due to heightened market competition and unsold supply, although some single detached houses saw a 1.8% year-on-year price increase. Notably, regions like Min Buri and Nong Chok in Bangkok and certain areas in Nonthaburi recorded increases for homes over 10 million baht, attributed to ongoing demand momentum and higher construction costs. Conversely, older townhouse projects saw price drops in areas like Bang Khen and Sai Mai.

 

Promotional strategies included more developers offering incentives such as free gifts, waiving transfer-day expenses, and reducing cash discounts. Free gifts were reported by 44.3% of condo respondents, while waiving transfer expenses increased to 32.4%. Similar promotional tactics were observed for low-rise houses, with developers offering free utilities, fees, and gifts more frequently.

Thais are tapped out and the Chinese are no longer coming to save the property market. Asking prices will have to drop a lot further to stimulate sales. I certainly wouldn't want to be buying into a new condo development right now in Bangkok. Price a factor of course but consider the building, if and once, completed may have a high number of unsold units for years to come - who's paying the common area fees on those unsold units? - should be the developer but very unlikely - this has been the case uncovered by a friend who has been looking to buy here for a long time. Developers very cagey on this. Will maintenance be carried out as expected? Also, if the developer does drop prices in the future, any existing owners' units will be more expensive than the unsold units offered at a discount.

Yeah, also, I really don’t see the point of forking out 300 million Baht for a 400 square meter condo that could’ve been had 20 years ago for a tenth of the price. Coupled with the fact that Bangkok is doomed due to rising sea levels, you’d be stupid too buy anything there to begin with.
