Condo developments with pool bars / restaurants ?

I used to live in View Talay 2 and I just got used to there being a more than half decent poolside bar and restaurant with other eating places in the development as well as the minimart, laundry and some massage places.

Now I accept that a development needs to be a critical size to support these facilities but I also can't find a resource which lists them, hence the question.

I'm considering the following developments to get a new condo but I'd welcome any information about other places which have onsite food facilities.

View Talay 2 - I already know A and B have these.

Chateau Dale ?

View Talay 3 ?

View Talay 5 ?

Grand Condotel ?

Any help adding to the list would be much appreciated.

I guess you are talking about a Restaurant/Bar by the pool, not a Bar with seats in the pool (I call them toilets where you can have a pee and a beer, absolutely disgusting).

View Talay 5 has a Restaurant Poolside (at least the C Building Pool)

The ageing JOMTIEN BEACH CONDOMINIUM complex (aka: RIMHAD) on Jomtien Beach Rd has a large selection of restaurants and services on the ground floor of the South building. The "A" buildings fronting on Jomtien 2nd Rd. also have some outlets. Both complexes have a large pool but no poolside service. Basic units are 29 s/m studios, many doubled-up into 1 & 2 BR units.

Yes, I'm not on about the hotel style pool bar (or toilet as you accurately describe it) but poolside, like VT2 etc.

That condo development was the last chance saloon 20+ years ago because I looked at it !

Shockingly bad aesthetics, it reminded me of 1960s concrete developments in the UK or a prison.

I'm in View Talaya 2a as an owner for 3 months in winter. It's a great place but full of ageing catamites.

View Talay 5D as well, pretty much a clone of 5C’s restaurant. Both serve generous portions of great food, amazingly cheap.

So what? I'm into my 5th year in the South building and have never had a negative interaction with any Russian. Most are families and couples who just want to go about their business.

What a disgrace that view talay 2B is

Back in 2024 as I have wrote before,I was literally locked up and imprisoned in there , it seemed like I was staying in a cell block

I had to jump that side gate next to the cafe with a few members on here helping me to escape

Ah well my pity rather than anger then. 2B is perfectly nice we have friends there and it's well looked after and great rooms - a bit further from the road than 2a where we live and they did have problems on the Comnittee a few years back with a Chariman going rogue I seem to remember buth otherwise a great old condo with big rooms in a great location.

I used to have a few condos in VT2 and lived there for some years after it opened. It has aged better than many and the space is nice but I don't know the demographic these days.

VT1 is shocking, with <deleted>ty bars all around.

I tried an Airbnb type there and even had them send a video and still got shafted by some kid middle goon - but got my deposit back and never paid for the place as it was nothing lke advertised.

But sure, on a walk up, perhaps.

The trouble is with VT5 and 7 there were so many bought on speculation that 1000s are / were empty permanently.

Yeah, it should of had but never materialised. Smaller development of course but some compensation with Foodmart and some restaurants out front.

VT2 is probably the best bang for buck in Pattaya IMHO. You'll never get that much land spent on a condo block again and the pools are not over shadowed by too near and too high accommodation blocks like the modern places.

It is only 20 years old so lots of life left in it yet and it is going to age way better than the 1980s stuff like Diana Estates which although popular and now hugely overpriced, feels old and low rent.

Agree and we have a great cmtee that has replaced the lifts, the power lines into the condo replacing underground with overhead, replaced all the water pipes, done a pool upgrade and retiling, painted the outside and roof with high quality paints , sorted out illegal parking and abandoned cars , refurbed the emergency generators and have excellent gardeners who keep the grounds pristine. And friendly security team that keep us safe. All for around 15k per year per unit (studio) a 1 bedder would be double that. Oh and they have effectively banned short term rentals that were an issue in the past. We have a studio Jomtien on the 15th floor with double glazing and love if for our 3 months overwintering.

Do you think there is a marked difference between VT2A and VT2B these days then ?

Back in my day, all mine were in VT2B except one in VT2A and I had far less to do with VT2A than VT2B.

Absolutely, it's perfect for me. I've got everything on my doorstep including the convenience of the airport bus for trips to and from Bangkok. I've been in the low rise building since it was built, it's well run and maintained, lovely central pool area and really quiet considering you are close to the main road. Central and T21 are the only occasional need or attraction for me to go into Pattaya.

I lived in VT2B overlooking the development when it was being built and at the time it was considered to be perhaps the most luxurious and upscale development in the mid price range.

Rents were up to 200% of VT2 and beyond what I thought was good value back then but as a new place and mostly fully finished, there was no shortage of people interested.

When they built VT1, VT2, VT3, VT5, VT6 and VT7 and most of the other condos build at the time, the standard procedure was to finish to a shell only leaving residents perhaps 10 years of endless builders fitting out 1000+ condos. Chateau Dale moved to a (near) fully finished handover which obviously increased the desirability. Today, the VT condos are an eclectic mix of <deleted> and moderate quality whereas newer developments mostly came with a choice of fitting out packages.

Good points. I know we are 20 years on but when you consider new developments can be between 100-150k per Sqm, the 30k per SQM I paid for the biggest size single level unit new to me was great value. ( 39k when I'd fully designed and furnished it ). Like you say personally I got great rent for 3 years early on when I was working elsewhere that recouped close to 50% of the purchase price.

I have thought of selling since I'm only doing a couple of trips a year now but the dilemma would be where else in Jomtien to stay as nowhere still ticks as many boxes for me, location, quietness due to limited number of units and beautiful and not heavily used pool area.
