what happens with your house after lease is over

i am 50 yo and if i buy a house i can stay in it for 30 years till the lease is gone...but what happens after...if they dont want to renew the lease? They just keep your house? or they buy it from you? did anybody have any experience like that?

i am from EU.

Lets say house it 5 million bth and do you need to pay extra for lease? or is the seller who owns the land so lease is included in the price?

    You can get big condos for 5m baht with a pool you won't need to worry about. Pools are a PITA when there's a problem. Then no worrying about legality of a house

Why don’t you just wait until you are 70 years old to lease the house that way you won’t have to worry about what happens unless you are planning to live past a 100.

only way i can do it is though company? or can i just buy a house and pay to lease the land? so after 30 years can you force the owner of the land to extend for anohter 30 years....if I would be the owner i would say no and keep the house....i just dont get this...maybe i will live to 90 yo who knows...

Best to contact an attorney here. It's up to the landowner to extend the lease after the 30 years is up. That's 30 years from now so I wouldn't worry too much. By then you might want to move elsewhere. You can protect yourself by that Right of Superficies.

You can get big condos for 5m baht with a pool you won't need to worry about. Pools are a PITA when there's a problem. Then no worrying about legality of a house

In theory a good idea. But what will happen in case the relationship goes sour or a divorce. Will your ex partner let you live in peace on her land in your house? In reality your life might become very difficult depending on her actions to make your life miserable. Especially if you have a new girlfriend.

Don’t marry a bitch and don’t be a jerk. Maybe that’s why a lot of single men here live in condos because they can’t find a good woman and or they’re jerks.

The government have been talking about extending the lease term beyond 3 years, but it hasn't happened yet.

The issue with a 30-year lease with an agreement to extend it after that ie 30+30 or 30+30+30 is that agreement for extensions after the initial 30-year term are not binding.

You're better talking to a good lawyer about other solutions like usufruct, superficies etc.

5M is 14k THB a month if renting, over 30 years.

Invest the 5M and that will finance your

rent and risk free from getting in some 30 year lease with someone you don't know along with having the money if ever needed.

what about after a year she will say I want half? I am not getting married to thai...many people lost their houses

yes that is the problem...this would cost 50000 bht per month if not more in pattaya

5% return on 5M is 20.8k a month, and should be able to find something. Even if you have to add 10k out of pocket. Better than spending 5M hoping you live 30 more years, not to mention you are locked into a rental for 30 years. Before coming to TH, I moved ever couple years.

Even in TH, I moved at the 10, 3 ,5 year marks. Only stayed in Udon Thani for 18yrs since having kid in school. Been here, TH, 25 yrs, and 5 different residences. On 3rd house & 2 rentals.

Living 30 yrs in one place would drive my nuts. 18 at UT was enough, and I didn't have neighbors to worry about.

Owning a house on rented land is nothing short of 'fool's folly' to me, and never made sense.

Will the land owner live 30 more years, or new owner honor any lease.

If so why would want the house in your name and lease the land from your wife? Do you not trust her to be a good wife?

In my moobaan a 3 bed detached house is 8k/month ....... you'll need to put in your own pool though. Or you can use the public pool in the next Soi for 50bht a go.

Does someone in retirement want to cut the grass & maintain the pool. I've had both, and got old real fast. 1 rai house & 2 rai lots w/ small pool, and why our present house sits on 1/4 rai.

Unless having a lot of experience living in different parts of TH, 30 yrs, if living that long, is a long time to be in one place. Can any AN member say they've stayed at 1 place for 30 yrs. Unless having kids, or simply couldn't afford to move. I doubt if many did that prior to retirement.

OP should be looking for a private pool villa that is deeded as a condo, at least he can own it. Something like this, but what do know, after 45 yrs of RE investing, take note "leasehold", and possibly not with a private individual ...

Surly many more projects, around Thailand.

Some people like their own home and want to decorate it and furnish it to their own taste.

It may be unimportant to you, but for me it is critical and living in anything rented would be like barely existing, unpleasant and not really living to me.

There are ways you can tie down the house to you safely, a lawyer can help.

Pools are overrated, my condo pool is mostly empty and it's a nice one, i used it for 6 months daily at first, last 5.5 years not used it

I’ve built 3 pools, I build them for customers but I won’t have one, a complete PITA

Who owns the land, is it a big plot with many houses and a company owns the land, or ?

Can you give it to your wife or sell to a thai, and they owns the land plot your house is standing on?

you need to buy the land / house, only, with your girlfriend

you take a USUFRUCT for life, added to the chanote

you can live in it all your life

if you do this during marriage, it can be void by DIVORCE
