The NY state governor's election is going to be interesting. The incumbent governor is not particularly popular, but has near unanimous support from her party, including endorsements from Mamdani and AOC. She may very well increase NYC income tax to keep Mamdani happy.

I think that a lot of people were looking to Albany to counter the power and influence of the NYC mayor, but I don't think that can happen until after November 2026. Until then, I expect a lot of operations and business to move out of NYC. My former employer's head office transferred 3,000 people from NYC to New Jersey across the river 15 years ago, and has invested outside of NYC since then. No new money is coming into NYC, but it is slowly moving out. At some point it will hit a tipping point and then NYC will go into its death spiral again, like it did in the 1970's.

Most of the people who voted for Mamdani, the communist, were Democrats. So they should be the ones paying for their free stuff. The patriot good folks of N.Y. should move out of there as soon as possible.

I don’t blame Mamdani for the current state of the NYC economy. The trend started with Covid. However, the Mamdani policies will hasten the decline and are not a solution, but a recipe for the death of a city.   One of NYC’s problems is that the city is bleeding $billions because of its unauthorized migrant social policy. This is money unavailable for other services. Mamdani wants to increase the amount of spending. As per the Asylum Seeker Spending Report, The Office of the State Comptroller reported that  The 2025-26 Enacted Budget Financial Plan indicates the State plans to spend $4.3 billion between State Fiscal Year (SFY) 2022-23 through SFY 2026-27 for emergency spending related to people seeking asylum in the United States. The FY 2027 Executive Budget provides no new appropriations for asylum seeker assistance, instead relying on the expenditure of previously allocated funds to support New York City’s ongoing humanitarian response.Emergency spending for asylum seekers totaled $2.62 billion through January 31, 2026.

 

Your use of CBRE, a company which makes its income from leasing and property management services is not a neutral reliable indicator. Of course CBRE is going to talk up real estate potential, because that’s how it makes its money. The reality is that occupancy has only barely just recovered to pre Covid levels at 97% leasing levels, as per the NYC Comptroller’s report, and this is after the back to office working procedures have been reinstated for 2 years. This means that there isn’t actual real growth, just recovery.

 

A closer look at the 2025 Comptroller’s report shows a more honest, albeit gilded assessment;

…..While the adult population grew increasingly briskly in 2023 and 2024, the population of children (under 18) continued to fall. In fact, the total number of children under 18 living in New York City is at its lowest level in many decades, and children as a share of the city’s population is at its lowest level on record.   This is an important detail. The future of a city is with young families. This is a key trend setter.

Another gem in the Comptroller’s report is this; In 2025, employment growth in New York City was stagnant in all but two industry sectors—Education & Health and Government. Job growth in the Health & Social Assistance sector has stood as the primary driver of NYC payroll expansion in the past three years.  And within the sector, the subsectors of Home Health Care Services and Individual & Family Services have been responsible for most of the job growth..

This is not how an economy grows. It is how a tax burden on taxpayers grows because it is the shrinking population of the taxpayers, who pay for these additional jobs. Not a good situation. The takeaway is that people who need these services are moving into the city, and the population is aging.

 

Buried in the Comptroller’s report is a revealing fact: While office vacancy and availability rates are still somewhat elevated, relative to pre-pandemic levels, the tax base for commercial space has held up fairly well. This has been accomplished by increased property valuations. Every time a property owner improves a property or undertakes normal lifespan upgrades, the valuation increases, with the end result that tax increases. It’s smoke and mirrors.

 

The reality is that taxpayers are leaving the city, and  people who use the services are replacing them. Six years after the pandemic reshaped the American map, the exodus from the nation’s largest coastal cities has not only persisted but also evolved to include a former boomtown. According to a January 2026 report from the Bank of America Institute, Americans are continuing to leave New York City in droves…….

(NEXSTAR) — New York State continued to lose more residents than it gained through 2025, driven by high costs, retirement, and a desire to be closer to family.
