Listen I've got a far simpler rule: "Do not lend Thais money under any circumstance unless you are prepared to right it off immediately as a gift!

I would concur with this - with one slight modification: I would say "be prepared to 'write' it off immediately" rather than "right" it off . . .

The kind of lender that will sign a loan at any rate of interest has probably no intention of repaying it at the time of signing,.,hence will sign anything,. but then again you have the other type buying motorbikes that are paying an almost criminal ( in western countries ) amount of interest on motorbikes and dont have a clue of the interest and are only concerned with the monthly payment, in fact ill go as far as to say most couldnt use a calculator to add it up !,.

a simple no, stupid to do so as previously said.

you cannot own zilch mouth ,notting land, building, oh condo, yes at 49% farang ownership. there will be problems,

management fees. do not invest more than you are prepared to lose in Thailand it is a country that is totally against farangs westerns investing in a country that we all love so much , rent,

,rent everything and move every-time

you cannot lend money to a thai national without you being a national, thai national if you do with all du recorce you have no come back none.

you lose your money unless you are married 50/50 clause. at least 2 years to prove?.

Compound Interest is the 8 th wonder of the world. Einstein. 
After 3 days of explaining, and using YouTube, an ex gf who is an accountant , still could not grasp it. 
 

As for lending money to Thais , consider it a gift. Period.
