Changing 2nd Bathroom Into Small Utility Room

The missus and I will be moving into a new condo next month. As the balcony is small and the kitchen area taken up, we are looking to alter the 2nd bathroom (unnecessary in our opinion) and turn it into a utility room where we can put the washing machine we already have at the current apartment, plus a new dryer which will be necessary due to there being little room to hang up washing and very little sun on a north facing balcony.

There is currently a sink and a toilet in the bathroom. The closest electical socket is just outside the door next to the fridge. We intend to take out the toilet and sink to make more room. The room is 2.2 x 1.5 metres. Tight, but doable.

Has anyone done this before and able to offer any tips?

If the toilet goes into a septic tank, do not use the line for the excess water from the wash machine . It will kill the bacteria in the septic & cause problems sooner or later. If the sink goes to a grey water tank you can use the sink drain line for the water waste from the washer & cap off the toilet pipe. Seal it tight to avoid the stinky!

You probably will have to upgrade your electrical cables to accommodate a washer...unless they put in higher than usual grade for your wiring. I am not an electric whiz so I will let Crossy Elk or Trogers comment on that.

I would recommend hiring a Sparky to add a circuit for the washer and dryer as the dryer will use at least 6 or 7 amps and the washer about 2 or 3. This circuit should also have ground fault protection in a wet area.

Beardog is right on about the drains and the grey water should not go in to a septic tank but this being a condo and most likely multi floors chances are all the waste goes down one drain stack
