Greetings all. I have a very damp plaster board ceiling due to a leak. it is approximately 10 sq metres. I have been given a quote of 3,500 baht a sq metre. Seems a little steep for me ? Anybody ? Cheers Dunc

I just had new construction ceiling done for 80 baht per m2. That included hanging the structure, screwing in the gypsum, and the tape and plaster to smooth out the joints. He did excellent work. Other "quotes" were 120 and up but I think the "farang" price.

BTW: I paid for the material - which was basis for all the quotes I got.

Are you sure 3500 was not for the whole job? IE: just to replace the gypsum and maybe fix the leak? Otherwise, yeah - that's WAY too much per m2.

Hi the quote was to replace the ceiling, approx 10 sq metres. I have fixed the leak that caused the damp. This was for materials and labour. I still think its expensive. Cheers

If this includes removal of existing damaged gypsum, repair to metal framing, new gypsum install ready for paint. At 350 Baht per square meter may be a little high. Hard to say what the builder will encounter when the existing ceiling is removed. Complete new installation can be anywhere from 200 -250 including all materials / labor ready for paint per sq meter. some contractors put the framing on 80 centimeter centers to save on material. 60 centimeters on center insures no sagging in the future. You get what you pay for. Do you know your builder?

I paid 150 baht a square meter 2 years ago so rucus7 price looks about right

Rucus7 I would not mind if the quote was 350 baht a square metre but 3,500 baht or 35,000 baht for a small ceiling seems like daylight robbery.

I have this trouble all the time here. Because I look after a very nice 50 million baht house as soon as I get somebody to come and give me a quote you can see the Baht signs rolling round their eyes as they get out of their cars. It doesn't matter what it is for they just immediately think super rich Farang. Cheers for the replies I'll get a few more quotes :D

Try this: no matter what they "quote" - just say you will give them 2000 baht for the labor and you will pay for the materials - which shouldn't be more than another 1-2000 baht including really good paint. They should be very happy with that and sounds like you would too.

50 million bht mansion flood damage, ceiling falling down does not sound like your doing a good job off looking after it if owner wants someone else pm me ;)

The people who built it have gone bust, Fancy that, and as soon as you fix one thing something else gives up the ghost. I now have pool problems to sort. Keeps me busy though :D

Keep in mind that comparing unit costs for a small repair job against new construction and/or a large scope of work is apples & oranges - very different things.

I recommend getting three to four quotes for all labor & materials from appropriately-scaled remodel contractors (or handyman if really small scope), as hourly jobs tend to run overtime by a factor of two. For a very small job, you can run an hourly crew & buy materials, but be prepared to be patient as it goes into overtime, and plan on spending 100% of your time managing it & protecting adjacent finishes.
