is it possible to have a usufruct for an apartment ?

I don't think a usufruct can be written for an apartment as the usufruct is meant to cover the use of "land" not the structures on the land

I have a superficie which gives more protection than a usufruct.

Doubt if you'll get a thai lawyer to draft one for you but you just need to fill in three forms yourself at the land office. from memory cost about 150 baht.

it is all done at the land office and costs as i said about 150 baht. the superficie can be for any period up to 30 years or life.

you need neither lawyers or a lease ( the lease is effectively covered in the superficie )

Pattaya and Ban Chang Rayong are two places I know will not do a usufruct. I think mainly because a usufruct does not generate any tax income for the Amphur as the lease does because the lease is based on the property valuation.

Some of the experts correct me if i am way out here
