We're thinking of buying some land about 10km out of town toward Doi Saket. How badly did those areas flood?

Well, toward Doi Saket the road goes up, AND away from the river.. However when buying land there's also very local factors that rule of a particular area is likely to flood from rain water or nearby streams.. So you would want to check the exact plot of land you're looking at.
