Hello forum! hope this ends up in the right section.

We are a couple moving to Chiang Mai and looking for a home to move in as soon as possible.

We are looking for a condo, house or apartment with the following features:

- 2 bedrooms (or 1 bedroom + 1 office room)

- Air-con

- Internet (very important)

- Balcony

Our budget is between 6000 - 9000 THB.

Two bedrooms for 9000 baht a month or less means you will be in a dump or living well outside of the Night Market/Old City area. If you're lucky you might find a decent two bedroom condo somewhere between the Ping river and CMU for 15000 baht. I occasionally hear stories of townhouses renting in the Santitham area for a good price, but they can be difficult to find.

You can do some preliminary searching, and get an idea of what's on the market, by checking out the websites of some local property management businesses; just do a search on "Chiang Mai, condo, rent" and you should find a few. You can also look at the Thai Visa classifieds and the "Baht Sold" website. When you get to Chiang Mai find a decent, centrally located guest house and spend a few weeks learning the area and getting a realistic idea of the price/size/quality/location trade-offs you'll have to make.

There are very few exceptional values to be had in the inner city, but it is feasible if you are at the right place at the right time. You will have to do a lot of searching on foot and from leads that you hear about.

A fair rate for a two bedroom condo with air conditioning would start at about 12000 baht depending on location and size. Don't expect anything fancy or luxurious for this price, but use it as a guideline. Internet, television, electricity and water are charged separately, and don't forget to ask if they are charging the government rate for electric and water, or you will be paying twice the normal rate.

Don't forget it is a renters market, and prices are negotiable especially if you are signing a long term contract of 1 year or more.

heybruce: thanks for your insight, despite the dark picture you paint up i think we are certainly going to give looking a try ...or at least try finding a very nice dump! : ) We are in CM already so I think we are going to give the Santitham area a try, thanks for the tips!

shepsel: Hey thank you so much for the heads up on the electricity rate.. that one couldve gone past our heads very easily. Fancy and Luxurious isnt a must so think we are following your advice on simply doing some searching by foot once in a while as well and hoping for that random clean available apartment that has more than one room and actually comes with a kitchen.
