We're about to rent a house in View Point Village in Jomtien next February.

We've never been to Jomtien before and really looking forward to it.

View Point Village, how far from the beach? Walking distance?

How far from Tesco Lotus on Sukhumvit?

Is it only farangs in the property, kids? How is the standard?

Shopping and dinning in Jomtien, is it ok or is Pattaya the place to spend the evenings?

For the record, we're two teenagers in our party.

800 Meters from the beach. but you have to walk on the main rd. for half of the time. Houses are max 5 years old some are 2-3 years and some brand new. Lotus is 5 minutes by car (or white Baht bus for 5 baht. Very kid friendly & has community pool.

say 45 % western fallung, 25% Asians (Korean/Japanese) and rest Thai.

If you have never been there, then do not rent there!!!!

Take a look right next to the development, on the beach side of it. There are 3 bedroom and 4 bedroom houses there as well. See if the prices might be a little better.

Sure, but a healthy walk. Not much traffic, but be careful. A truck killed 2 people just opposite the development next to View Point a month ago. The truck went off the side of the road and went right through the "roadside restaurant." There was absoluterly no reason for it other than an absolutley stupid driver. I used to eat there.

How far from Tesco Lotus on Sukhumvit?

about 6 minutes on a motorbike at 50 to 60KM/hr

What are you looking for? If you went tot he beach from the estate, then you would have to drive north for at least 2 kilometers if not 3 or 4 in order to get a large number of interesting restaurants, which I am judging by your interest in staying at View Point.

Boys or girls, and how old are the teenagers and are they studious kids or partiers? That would make the difference in how they like the place. I have noticed that the people who are happy in that part of Jomtien tend to be older and married.

The teenagers are 14 and 15 and according to me, their father, they're too young to party. =)

During our stay we will drive down to Ban Phee and catch the boat to Samet. Any tips of AC-accomodation? Is Hat Sai Kaew the still the beach where most of the hotels are? Almost 20 years last time I was on Samet but I remember the sand on Hat Sai Kaew, extraordinary!

Is ther any other beach on Samet with the same sand?
