Build a House in Thailand

Hi

How much nearly cost to Build a normal size house in Thailand ?

i like houses with large garden ; grown fruit trees inside like that;

but the houses costs with "bigger garden" are extremly expensive in pattaya;

i would like to buy a land first ( like 500m2 ( 300-350 rai) which around 5-8 km outside pattaya

and than build a House inside this land. thats it.

how much can be cost to me nearly at all together ?

to buy around 500m2 around 300 rai Land in a modest area and build a house inside costs all together?

i want buy the land of my Thai GF Girlfriend names and she will rent me the land for 30 years like that;

than we build a modest house inside .

if someone did like that please need information

1 Rai is 1600sqm

Building costs range from about 8K to 25K+ per sqm

Trees vary in price depending an maturity. If you're willing to wait for them to grow, they're very cheap.

Foriegner cannot buy a land in Thailand or how is it?

i could buy to my name if..not so

so i "must" buy my GF names cause she is Thai

but after all that :

i will do a USUFRUCT contract by a lawyer : i will buy to her name but she will lease me the land for life time.

thats it.

by the way : no worries ) nobody gets 1 baht free from me till now at all )

After it has been purchased she is going to give you a usfruct on her land for you to build a house in your name

A Thai lawyer is to be involved in doing the usefruct

Who is going to guarantee the she goes through with giving you a usefruct for her land after it has been purchased ?

My only concern is your statement "no worries" which in my experience in dealing with Thais means the exact opposite

First of all: i am not a beginner as moron charlies here around;

i live in Thailand sinse 16 years and never been deal about anything

with avaricious Bar girls or with any kind of prostitutes as most does and after cheated in the end..

i never been cheated 1 baht in 16 years here. i am only fed up from condo life and noises

sinse long years ;

i want to build a single house and relax . thats it.

in that case i will get a good lawyer and we will do usfruct in the same day when we buy the land

or somehow she must give me some sign of quarentee;before we buy a land.

i will talk everything with laywer before with all little details.

by the way: i know my GF very long time ;

she has a good job and earn enough money in bkk; much more than me.

i never go with greddy sluts or with any problem makers.

its not her mind ; its my mind to buy a land to her name.

300 rai = 480,000m2

Cost per rai from ฿25,000 to over ฿2,000,000 depends on location

Cost to build a house ฿360,000 to over ฿9,000,000 depends on what you want and how you build.

when, after 16 years in Thailand, you mix up 500m² with 300 Rai (480,000m²)
