Advice needed. Build house

Hey all

I have starting repairing a old house for my girlfriend. We has been together for almost tree years now.

I'm a Buddhist and want to give here this house as a gift for here and 2 kids. No investment and I'm not even going to stay there, because I'm going in the temple later to become a monk and to be sure here and the kids has a good life if/ when I'm enter the monk hood.

I can afford it, but still I don't want to be cheated by workers and they are right now giving me this feeling.

I have building experience from my home country.

I am building in steps so I don't use my savings, only my early retirement pension

The house was in a very bad condition.

The story

She has been living there for almost 10 years with 2 kids and here ex husband, there was leaving here for other women and beating here. Left behind with 2 kids and no support. The normally thai culture.

The house was build with cheap, but with post, concrete wall, but no windows and doors. They run out of money.

So my questing is.

For now the Steps is like this for a 100 sq meter

1. Pool down old walls and take off roof (fished)

2. Setup new post and raise the the floor .5 meter fished)

3. Raise the high of existing posts prepare for new cpac roof (fished)

4. Build the basement with concrete from cpac (fished)

5. Build the steel construction to prepare for roof ( just fished) and roof will come in 2 weeks

So is it the right price for building the fundament, post , floors, steel construction , roof, sewer, pipes

The workers want 150000 baht for labour for this steps, wish I think is very expensive. 3 local worker, wish are very good men's and hard working.

What is the normally price for labour for a complete house

Normal construction costs (labor only) range from around 2500-3500 per sqm.

It's hard to say if 1500 sqm for your renovation is correct, without more understanding of what was needed, but it does sound about right based on your description.

That would be 42 - 60 sqm per the OP price quote.

The labour was ฿70,000 for 4 people or about 20% of the total cost.

Tell your girl to move to PraPradaeng in Bkk, you can buy a second hand wooden house for for 70,000 baht, and pay 500 baht per month rental for the land..

May I ask why I should bring here to bkk, when here and the kids live in isaan. And yes it's real

The quote for the labor sounds right to me. Even if you have skills to do it your self, be careful about Labor laws and avoid any confrontations with Thai laborers. Keep them happy. Welcome to Buddhist life. Best wishes for you and your friend and children.
