Looking for Land in CM Area

Right now i am looking for land in CM Area for build a house for my Thai wife. 1 Plot, about 1 Nang, or more than that.....water and power line not that far. If you know something, please give me a PM.

Check the agents' websites.

Drive around the area where you are interested in buying and look for for-sale signs.

Check bank repossessions.

If your wife has a connection in a bank, they can forward info about repossessed land and/or emergency sellers before it's advertised. This may get you the best price.

Many sellers have unrealistic expectations so move on when you meet them

Might be worth buying a plot with an existing house and rebuilding

City Hall planners will request a back-hander to speed up building plan approval

golden rule to follow

it is imperative to buy the correct land title deeds, the only two, that will cover your investment fully are as follows

nor sor 4.. channote title.with a red garuda imprinted on the title deed

or

nor sor 3 gor1.. with a green garuda imprinted on the title deed

on the back of these titled deeds, there if a full history of its life

both of these title deeds ,can be sold ,transferred,or mortaged etc etc

the only difference between the red garuda title and the green garuda title, is that the red garuda has been measured by G.P.S. therefore land measurements on the title deed are 100%correct

the green garuda tltle land measurements can be up to 10 % short of what is stated on the title deed,but a rule of the thumb would be up to 5%

therefore the red garuda channote title carrys more weight

check both title deeds with your local lands dept for up to date authencity

as for the rest ,perhaps there is four , ..all toilet paper deeds...give them the wide bertth

if u go up country or the boonies, the green garuda titles are very common,and u might even run into a black garuda title deed

What is Nang of land?

Is the OP Thai? If not then does he intend purchasing a plot of land according to Thai law under the Thai Board of Trade, a company or solely with his Thai wife`s money? If not than he cannot legally purchase land in Thailand as imposed under Thai law.

I would suggest that he first do some research into the legalities of foreigners owning land and real estate or considering using his Thai wife to front the land ownership in Thailand prior to investing any of his money into these sorts of projects.

1 ngan is 100 talang wa or 400m2

Give it a rest BJ. He clearly said he was looking to buy for his Thai wife. If he wants to take the chance of losing all of his money then that is his business.

I am only giving the OP the benefit of my experience as a long term resident of Thailand and to make him aware of perhaps some facts and pitfalls he may not be aware of.

Again as I said; do some through research prior to investing a lot of money into such projects and to ensure all is done within the boundaries of the laws, otherwise whatever he does is at his own risk and discretion.

Sorry that was not really clear. Well, in fact i am looking for Land which is 1 Ngn (= 400 sqm), or up. Doi Saket, Mae Rim, San Kamphaeng or Hang Dong Area would be nice. In fact, not that far from CM City.

Right now i am not in Thailand but i thought that anybody know something in neighborhood, friends or Family what could be interested for me.

well there is so much land for sale here, you do need to be more specific what you are looking for.

- what is your budget: you can buy 100 sqw for 300k THB all the way to 10m THB

- what location do you like?. Quiet? have a nice view? Near main roads?

- do you want to buy land in a normal village or you want to buy land in a gated community?

many more important points.

Best you travel here, look around, decide where you would like to live and then start looking at land that is for sale. Take your time with looking around, many land plots are completely overpriced, so it's good to actually see real transaction prices for you to have a good understanding of the market.

Best you be here - there is a lot of land to chose from - some looks GREAT during the non rainy season - under water with small amount of rain......low lands have to be filled to build on - can get very expensive very fast with many pitfalls - realistically you should be here yourself and invest 5-12 months doing your due diligence.....

Don't be swayed by family of agents - research and come make the best choice for yourself (protected) and family.....

Agents here are really flakey....caution.....especially the further from town you get - rules seem to change the further out you go.....

We live in Lanna Pinery in Hang Dong....there are still some vacant lots available here - as I'm sure there are in other developements.....

Would recommend nahm prea area out on canal rd..

Not so easy to find small plots.. I know of a couple around the rai size..

Also I know another decent one past mae jo..

What kind of budget ??

If you decide to look in Chiang Rai, let me know. My wife represents sellers and have some nice lots on the market, starting in one million. Very nice location.

1 Rai, 400 Tarangwah (1600 sqm) equals 4 Ngan , 1 Ngan equals 100 Tarangwah or 400sqm

It becomes really boring that you always lecture other foreigners about certain legalities here. Can you stop that in the future? Thanks a lot
