Where exactly are you looking? On 1Rai.com we have an agent listing a studio apartment in Chiang Mai at 330,000 Baht (c. 6,600 Euros). In Pattaya, we have a property listed at 550,000 Baht (11,000 Euros). On Koh Samui, the cheapest one we have listed is 1,000,000 Baht (20,000 Euros). You may want to have a look and check around. We have over 1,000 listings in Samui, and we also have listings in Chiang Mai, Hua Hin, Phuket, Pattaya.

In all cases, the agent would be able to advise what extra costs there are. Typically in a development or condominium, a maintenance charge is pretty-much considered as standard; the amounts vary.

There are some additional charges when buying/selling an apartment. These charges are normally around 3%. Who pays these charges should be defined in the contract. Sometimes it's the buyer, sometimes the seller and sometimes they split the cost. Just make sure it's specified in the contract.

After buying there will normally be a management fee that is used by your management company to pay for the upkeep of the property, security, garbage collection, pool maintenance.....This fee is usually around 100-300Bath per sqm per year, a 100sqm apartment will have a monthly fee of about 1000Bath (this varies greatly but the higher the better is usually the quality of the property)

The only other fees are for the utilities, there are no additional property taxes to pay.
