I know the terms efficient and estate agent are an oxymoron but can anyone recommend an Estate Agent in Pattaya/Jomtien who is not totally useless to help me sell my condo. I tried one and they couldn't even be arsed to return my calls and e-mail.

Not easy to sell a condo these days..

Recently I sold one with help from EastCoast Properties (office  Jomtien Complex)

You don't need an efficient Real Estate you need a potential client and you need to spread your net wide, there is a shortage of potential clients so you need to list it with every  agent in town, anyone of them could have a client that fits your needs. Limiting yourself to one agent narrows down the chance of a client. Also create a web page on facebook, join other facebook pages selling property(probably 3-4 at least), advertise on Baht & Sold, Real Estate magazines, Pattaya forums 3-4 of them, Bangkok agents, Foodland and other notice boards. Get creative and contact agents in Phuket, Hua Hin etc thery may have a client looking at a weekend home. Also agents in the uk and other placeswho offer properties abroad etc remember you only need that 1 client. Take photos but clean your place up so it looks like a show room, take good photos yourself and create CDs to give to the agents once they turn up to take their own photos. You can never have enough photos.

Many agents are not totally useless, but when someone wants to view , BE AVAILABLE,  so often clients are not and no one has a key , there are literaly thousands of condo for sale and rent , the agent shows the ones they can access easily , today the wife rented one to a client ,there were about 7 empty ones , 2 were available there and then to view , she had a key for one and the owner of the other got on his bike and was there within the hour . as most of the condo in the block are the same size etc , guess who rented theirs?. Not the lady who said she would be available to show hers next week .

Check out real estate mags and the agents that have advertising budgets. Alan Bolton, Seaboard, East Coast, Jomtien Property (JP) and list with all of them. 

I have used Alan Bolton and would recommend them to anyone.

 

However, as you would be aware, it isn't a good time to sell a property in Pattaya at the moment, if you don't price your property realistically you won't get much service from any realtor.

Another good realtor along with Alan Bolton and East Coast as recommended by tontraveller above

Thanks guys looks like Alan Bolton is the one to go for. I suspect the chances of selling at a reasonable price are pretty remote though, lucky i am not desperate to sell.

I,m looking to purchase a realistically priced condo,why not put the details on here?

I can recommend East Coast Real Estate (both offices -- there's one on Second Road across from Royal Garden mall and one in the Jomtien Complex condo building.  I both bought one and sold one condo with them this past year and when looking to buy a few times in the past consulted them and every time was satisfied with the professionalism and courtesy offered.

 

One example:  The day my condo was sold, that afternoon ECRE updated their web site to show "SOLD."  Anybody looking at the dozens of Pattaya real estate sites knows many offices keep properties on their web sites as "available" long after the property has been sold.

 

Another example:  The condo I sold was kind of an albatross.  If I mentioned the building name, many folks here would audibly groan.  I had the unit listed with four agencies I deduced were the best, and ECRE was one of only two who actively marketed, and showed, the condo.  (The other was Jomtien Properties, who also gets good marks from me.)

I had it advertised with Thai Visa before the changes but the new arrangements are just too complicated to use. Thanks to wpcoe i will try ECRE as well.

would most definately recommend East Coast Real Estate. A well established, family run company with a solid reputation in the area. 

Any agent who still walks fast is my kind of agent. Once reality sinks in they slow down, then of course go into a shell hoping for commissions from the sky itself. But those who walk fast are always good.

Agree…this is a good way to get the TV cognoscenti to pick it apart brick by brick….you will certainly find out what os wrong with it.

Sorry, old chap.  After some stuff I said about the building and its management in past threads, I fully respect the possibility of being found guilty of defamation.  TiT, don'cha know.
