How to get a Usufruct?
KhunLA replied to stubuzz's topic in Real Estate, Housing, House and Land Ownership
Just my passport. Others at different land offices needed quite a bit more. Some land offices, so we're told, just flat out won't do them. Just pop in local land office, and ask what they want to see. Good Luck -
How to get a Usufruct?
KhunLA replied to stubuzz's topic in Real Estate, Housing, House and Land Ownership
50-100 baht at the Land Office. I've done numerous times, at Udon Thani, 7-8 years ago, and PKK, a few years ago, and as recently as last month. -
How to get a Usufruct?
KhunLA replied to stubuzz's topic in Real Estate, Housing, House and Land Ownership
Simply ask for it. When you say 'your' property, what does that really mean ? Obviously if a detached house, it is not yours, unless you are a Thai national. Assuming you are not, as wouldn't need if Chanote in your name. Who's name is the Chanote in ? They need to give permission for the usufruct to be added. After that, need to ask the land office, what they require, paperwork, if any, to have added. You do NOT need a lawyer. Need to decide the usufruct to be just 'use' or 'use & modify'. Latter is the better choice. -
Yep, because that's what I wanted, but more importantly, all I needed. It's a machine that takes us from point A to point B. In the comfort level we require, nothing more, nothing less. That's why I don't need my Soc Sec. Don't waste funds on depreciating toys. Spent just as much money on land the last year, as we did on the MG. So if & when the wife needs another car, it will be from the profits of the land sale. Same as the MG now, and present house we live in. Paid for from the profits of the last house & land. That house was paid for partially from the first house we sold. See how that works. Not only do I not need my Soc Sec, I don't need to spend the money I came to TH with for appreciating purchases. Like the Soc Sec fund use to be, our money is a self generating fund for our future.

Yep ... in 10 years, I'll be on 80 yrs old. Don't need my SS now, and sure won't need it in the future. I don't think I know anyone that depends on their SS to live. Just extra pocket money to play with. People that depend on others (govt / companies) to take care of you in the future ... well ... nuff said You just can't fix stupid

Soc Sec cuts ... never going to happen, as ~1/3 of the voting public and growing. Everyone knows why the fund is in trouble. The 535 idiots drained it. Something employees & employers funded, so not an 'entitlement'. Paid for in advance. That Congress sucked it dry is their problem. Just raise taxes as usually and print more money. Remember, the country can't go bankrupt, because you say it's so.

Elon Musk Challenges Jennifer Lopez, Raises Questions on Past with Diddy
KhunLA replied to Social Media's topic in World News
Final, only on 1 site that I saw, but if accurate, she didn't even get NV, as Trump took the last 2 states. -

EV Owners … Real life experience & help thread
KhunLA replied to KhunLA's topic in Thailand Motor Discussion

I feel your pain ... but seriously, easy to ignore. I have the 'Thai motoring' forum & 'Alternative Renewable Energy' forums bookmarked, and the only 2 that interest me. That's waning, since I have EVs & solar already, and why I joined AN. Food, movies & jokes bookmarked as well. I scan new content with morning coffee, and 8-10 hrs of new content takes all of 5 minutes to ignore. It's a quick read. Open a few threads in other tab, and go back to them, after ignoring all the political, anti USA/CN/TH drivel, along with every MVA in TH. Do wonder why I'm here myself of late. Just too much time on my hands. Especially with this extended rainy season. I would think all the pre US election (Trump bashing) threads would be closed, since election over. Oh well, such are forums.

Elon Musk Challenges Jennifer Lopez, Raises Questions on Past with Diddy

Celebs don't impress me at all. Free thinking, intelligent people do. Stated many times, can't understand how anyone that hears her talk, the word salads, avoiding questions, and say absolutely nothing of substance, aside from the straight BS, could possibly endorse her, to run anything, let alone a country, domestically or on the international stage. I'll take the narcissist any day, and apparent more than a few others agree. Hell of a landslide win for him ... nuff said People have finally opened their eyes a bit, to all the BS. Trumps at 295 now, and should get AZ for 11 more, for 306. NV (6) usually goes Dem, so she'll end up with 232. Although, that 'tipping' thing might bite her in the butt. She's so transparent, it's sad. -
That could go the way of VW, after their emissions debacle, huge recall, and guessing, lack of customer trust for repeat or new customers. Guessing that is huge part of the reason why they, VW, have fallen so far, from top dog, to closing multiple factories.

So I was right about abortion - Roe v Wade is dead
KhunLA replied to theblether's topic in Political Soapbox
Not exactly ... ... Kentucky as one example, unless life of mother at risk. Agree with you, it's not a national election issue, and just a state issue, where is should be. Some states, 9 or 13, are very restrictive, but yes, abortions are readily available in the USA. Have and will be for a long time. Shouldn't even be mentioned at federal level. Just one distraction, of many -
7 Types of Used Cars to Avoid in Thailand
KhunLA replied to CharlieH's topic in Thailand Motor Discussion
I knew that, as I did state drove, not owned. Since you sold the truck a long time ago, I'm guessing my statement was accurate, unless you gave up driving completely. Or just putt puttin' around on a scooter Can't keep living in the past, those days of driving that Firebird, decades ago. Nice car, and I had one also, and surprisingly, took a beating quite good. Wouldn't really call it a performance car though. Just OK for mass produced market of crap, offered to wanna-be s. About as fast, or slow, as our current MG ZS SUV. So, not a sports car at all. -

235 yr old country, with 45 other administrations, and everything is Trump's fault, and if he can't correct everything, well, the future is all his fault also. Not the 535, revolving door of mostly career politicians serving (themselves) or the 1000's of lobbyist, that probably write most of the laws ... IMHO ... ... but everything (past, present & future) is Trump's fault. GOT IT ... He truly is a GOD with that kind of control

What are you having for Dinner tonight?
KhunLA replied to bob smith's topic in Western Food in Thailand
A spiced up pork burger, stuffed with a wedge of cheddar. Think it's my new favorite burger. Damn it was good. And some CheeseCake for desert ... -
Yea, but none that want that job, or the pay cut. As stated, they had 2 choice, one totally useless who failed at her job. One who did a decent job the first time. Not really a hard choice. Vote for qualifications, not personality, though she lacked that also. She really had nothing going for her. Her VP pick (whoever picked) was terrible, showing her decision making abilities.

Yea, I slag off most politicians, as they are pretty much the same, self serving scum. Trump being one of the exceptions ... IMHO ... and apparently 70+M agree with me
