I have a friend that lives in Bang Na and does his extensions at SP Immigration and they always ask for a TM30 that he has to get from his condo landlord (never required at Chang Watana) ... i'm staying at a hotel (5th-25th this month) in Bang Na and need to do my visa excemption extension there, will they accept just a printed Agoda booking confirmination?

The hotel should submit a TM.30 when you check in.

They can see it live / real time on their system at immigration? 

I would bring along a receipt for payment and a business-card for the hotel.

There seems to be some way they can look it up via a terminal - in some offices at least.

Online reports by hotels and etc are stored in a database immigration can search. I assume just by entering your passport number.
