Feedback on condo redesign (3D walkthrough) + keep/restore wood floors or replace with laminate?

Hi guys, I'm restoring a 60sqm condo, it's 2 x 30sqm studios, made into one. Would appreciate feedback on the design. Also, for the bedroom, I'd like to not use tile, so thinking I could restore the current wood floor, or replace with laminate. Laminate would run around 10,000 baht, would it be possible to restore/improve the current floor? It's lots of small wood slats, so lots of spare parts from the rest of the condo. I've attached pics of the current floor. Old Thai style. Possible to improve?

Restore the wood floor in the bedroom definitely (if you have enough material I'd do the lounge area too). Re-lay and sand will last a lot longer than laminate.

 

I would hang the bedroom door so it opens against the wall.

 

I'm not a great lover of small spaces, but it looks pretty good to me.

double units normally rip out a bathroom of one unit and create a full on kitchen in that space using the existing water hookup.

Anyhoo, consider placing a door from the master (only) bedroom to the bathroom.

i was going to suggest that also. and close up the door from the kitchen to the bathroom.

Every condo, bar 1, I've been in in CM the bathroom was beside the kitchen. Especially with studios and anything under 40sqm, hard not to. I'm in a 3 bed house, and I've a downstairs bathroom next to my, kitchen. Don't see it as a big deal here.

I was thinking of adding a door from the bedroom to the bathroom, will check with builder, if there's enough room in the bathroom. Cheers.

I did it this was as I'd prefer guests not to have to go through the bedroom to use the toilet.

With a one bedroom apt/flat, I would suspect that the person walking through the bedroom would be someone that you wanted to trip on their way back onto the bed.

Was thinking more, if you're entertaining, and there's 5 - 8 people, all traipsing through your room... 

Personally I would move the bedroom door to adjacent to the bathroom door, across from Kitchen, and add more glass on the living room common wall.  If you place the windows high on the wall then you maintain some privacy from the living room, and still have options for artwork on the wall.  Moving the bedroom door further from the main entry will also help cut down on corridor noise coming in.

 

For the bathroom, I am not a big fan of the shower facing the door.  Check what your options are, but swapping the sink and shower might make for better flow if two people might be using it at once.  (I would skip the second door into the bathroom if you move the bedroom door.)

 

Not sure what your intent is on window type inside, but you might want to consider something like a 3-form panel that provides some privacy.  A good location for something like that is vertically near the corner on the kitchen side.

 

The kitchen bar is interesting.  Not sure how you would intend to use it, but note that you do not have a view of the TV from there, or especially strong window sight lines.  

 

The desk position looks cool, but remember it will be a hot location with the three windows.  If you work with multiple monitors then they effectively block your view out the windows.  For me, I like having my desk perpendicular to the view so I turn to look outside.  If it is for a laptop or reading then no issues as shown.

You could also look at the “barn door” style with the runner above the door. Gives you a chance to create a cool wood accent that is seen if the door is open or closed. Door itself could be anything from a natural bamboo weave, or a nice piece of hardwood. Note though, the heavier the door the more it pays to get very good hardware.

Our pocket doors use the self closing hardware from Häfele. I fitted and finished them myself but a competent worker will not have much trouble.

How much was it?

 Your Floor looks like carp.  Rip it all out.  The 90's called, they want their heavy woods back.  Just cover the complete condo in new tile.  If you like wood flooring, do wood-look tile where you want.  It will last forever.  Use sliding barn-style doors or pocket doors to save space.  Enjoy.
