New project adjacent to Ocean Marina?

I drove past yesterday and noticed  the long high plain white hoardings..saw no indication on the hoarding of what is being built.

That piece of land owed by ”CP”, and many other plotts around 1000 rai in that area. The Icon Siam group is going to have a similar project as in BKK, the new family friendly Pattaya city!

Hence, they don’t earn much money from the high speed train and they don’t draw the new high way no 7 there for nothing!

Was informed a couple of days back they intend to build three L shape towers of different heights at an angle to the sea so they will all get a sea view.

Understand CP and Cirque du Soleil are involved.

Surely a build like this would have to take into account the possibility casinos will be allowed here in the future and incorporate that into the design.

I believe some big new builds, such as this one, if it goes ahead, has open floor plan design on some of the floors.  No rooms on them. 

 

The lifts do not even stop on these floors.  These whole floors are left ready for future fit out, and I believe it's for the possibility casinos will be allowed here in the future. 

 

Big builds like this are never full occupancy, so not developing a floor makes good sense.

Which sums up Thailand, does it not?  Nothing can be reliable upon here.  Thailand operates in one big grey area, especially for farang.

Perhaps you could enlighten me on all the positives of the Pattaya local economy at the moment.  I'll be kind and say, pre virus.

 

While you are at it, tell me about the thriving businesses here, great infrastructure, good value cost of living for westerners, clean beaches and beach water, good roads, abundant water supply, easy and cheap visas, non racist locals, honest police, no dual pricing, and good governance etc.

 

Nothing wrong with discussing Pattaya's shortfalls.  They are the reason this has been a terrible high season, confirmed by senior Thai's in the tourism industry, through the media, which is rare.

Should Casinos ever be allowed, there is no need to build a casino in Chonburi. There is already one built and has a room count now, since the new wing was completed last year, in the region of 6500 rooms. Another new wing has already started to be built. The place was built for that sole reason because back in the late 80's and early 90's, casinos were very close to happening in Thailand. Do your history on the Ambassador hotel and why it was built, who built it etc. It was at one time, the biggest hotel in the world. With the recently completed new wing and another under construction, it may well be the biggest hotel in the world again. Casino hotels don't want you leave and spend your money outside. Ambassador city has everything. Shops, night clubs, restaurants,huge parking etc.
The casino wing is already there and has been locked off from day one.
It's the only place outside of Bangkok in this area that would ever have a chance to become a casino.

So a 100 sqm condo will cost 6,000 Baht/month in maintenance fees? That's more than I pay in council tax back in the UK, daylight robbery!

   If they had 100 sqm units.  The website lists a 2 bedroom 57 sqm unit as the largest available--unless you put 2 units together.  57 sqm units would have monthly maintenance fees of 3420 baht a month--or around $110 USA dollars.  60 baht a sqm maintenance is a high for Pattaya but a bargain compared with what I paid in America.  10 years ago I was paying $250 a month condo fees for a small 1 bedroom--plus property tax on top of that.  Much cheaper here.  Most new projects have monthly maintenance fees in the 50 baht/sqm range.

I would say livable, small, very small and tiny! Is 25,000 baht p.a. a common maintenance fee these days?

Yes, for new or newer projects and many older, nice projects with larger units.

I will make it easy for you though. Two 57 storey Luxury Condo blocks, 2 hotels (1 a branded hotel, the other a 'Themed' hotel) plus the biggest Iconsiam shopping mall yet undertaken. That is the first phase. Plans for the second phase haven't yet been released. CP hold huge parcels of land in the area.
This development has nothing whatsoever to do with the Marina Golden Bay development which comes under Pattaya jurisdiction and is being built in the area of Thepprasit rd

Makes sense, although the area doesn’t need more condos. CP probably knows better.

 

as long as they have a grocery store I will be happy!
