Hotel and when do you need somebody onsite 24 hours?

Hello, there is a business next to our home. They run an Airbnb business. They have 3 houses, each with a pool and each house right next to each other. They invite 10 people per each house. So potentially they can have 30 to 40 people at one time. My question is, is there a law in Thailand that says if you have a certain amount of people you have to have a person on site at all times?

No law on number of people, but the Thais have tried to ban Airbnb as it is taking business away from regular hotels, so you may have some recourse that way. I believe they are supposed to have a hotel licence if stays are less than one month.

Limited to 4 rooms with 20 sleeps, this should be over the mark and should need a hotel license imo.

 

If this is in a mooban than it's not allowed at all, as that counts as one structure afaik and it has def more than 4/20.

What about security staff? When do they are required do you know?

If they are renting out residential houses (for which they can't have a hotel license) short term (less than a month), then what they are doing is illegal already, so it doesn't matter if they would theoretically be required to have anything like this.

You can be quite certain that they don't submit TM30s for their foreign guests, so if you have a problem with them just call the immigration hotline under 1178, then they can sort this out.
