Only seen a Thai News Article so far, and have not had time to try and translate it but there has been a meeting today to discuss the future of the Bali Hai area.

Its kind of hard to make sense of the drawings but one thing is very clear is they show a whole lot of concrete and very few trees or grass (almost none)......Yes we know Pattaya leaders hate parks but you would think they would take this opportunity to develop at least one.......But nope it looks like more painted concrete with stupid designs same as the promenade...

 

Haven't they already had about 3-4 makeover planes for that area?

There appearss to be a big wheel in the last picture, just like many other cities, London and Singapore for Eg. I am a little concerneed about the Bangkok Ferraris and Lamborghinis whizzing up and down Beach Rd though.

Just a routine extension of Thailand's facilities for killing Chinese tourists by putting them in unsafe, overloaded boats.

So their "impression" is to turn all of Walking Street into one long shopping mall with 4 lanes of traffic, wide boulevards, sidewalks and beach side promenades, but no place for parking or vendors.

I get the impression that the lower images are just artistic impressions of a "future city" - somewhere (but not necessarily Pattaya).

Never going to happen. For one, the area that would be used would extend from the "beach" to well on the East side of the current Walking Street meaning a lot of very, very valuable property would become "road" or "promenade" or some other such use that wouldn't generate any revenue. 

The business/property owners wouldn't let any of that land go cheap and I don't think even the government would have the kind of money it would take to buy all that land and then let half of it turn into non-profitable real estate.

I think you'd find that the promenades and sidewalks would be much smaller in reality with the LRT directly above it, the road would be 2 lanes (one way) at best and the "mall" would be built almost to the edge of the roadway, leaving a small strip as a sidewalk (which would immediately become an obstacle course from all the vendors that would be camped on it).
So basically expect it to look more like Central Festival does, except with a smaller road and a Rapid Transit of some sort added in. Probably without the lower level courtyard that Festival has either.
Plus a little of that "Bangkok" look with narrow sidewalks, MRT above the sidewalks, buildings built to the edge of the sidewalk, dodging poles, trees, vendors, electrical boxes and staircases as you bustle along.

But more likely, little if anything will change and 20 years from now people will still be submitting "proposals" for the future of Walking Street. Which will probably be 100% Chinese by then as well (and the business owners will complain about how their countrymen are coming here and not spending any money "like they used to").

"Future of Pattaya" proposals are like Doomsday predictions.
Survive 9 of them and the 10th one is free !!

   August 2014 was I think when construction stopped so a very long time indeed for something so huge to sit unfinished on the most prominent spot in Pattaya.  Ridiculous this has not been resolved one way or another in all that time.

I thought it was interesting that the area where they cleared out the Restaurants (the other side of the lighthouse) so they could "return the area to the people" is now going to be another pier.

Thanks but  only a small improvement  still extremely difficult for me to read.

I wonder if this is the plan that the mayor wasn't very convinced about as reported in some other thread on here.

These pictures show Pattaya is set to attract high end tourists in the future.  Buying a bar would be a great investment.    ???? ????

I note in an article (on a site I can't link to) that they say

"This is part of a project with a goal date of 2025 " !!!

Seriously ? Someone actually thinks they are going to buy out all those properties, tear the whole of Walking Street down, rebuild it as per (one of many proposals apparently being discussed) and have it all done in less than 4 1/2 years ????

I think Thailand has a better shot at establishing a colony on the Moon than Pattaya has of doing a massive project like that, in that short of time frame !

Frik - it's been 2+ years and they are still working on a single water pipe project on the railway bypass !

Often an article will have been taken from and reproduced in full from an original source that we can not use such as the Bangkok Post, in which case that post or link will regretfully be removed.
