Is a contract with extension builder legally binding?

Hi all,

Apologies if this is the wrong sub-forum, however I have a query regarding out contract with the builder and how to approach it.

Long story short, but we have been quoted for UPVC sliding doors on our extension, and the contractor has now informed us he misquoted for another section of the extension, hence this is not an option unless we pay additional money.

As this was a contract signed by both parties, how should I approach this topic if he is not forthcoming with the initial quoted material?

Does the initial quoted material include the misquoted section of the extension.

Hi Kwasaki,

I believe yes, it does include the misquoted section as he has directly highlighted the misquote

Just sounds like his messed up on labour costs so can something be worked out between you.

If an agreement cannot be found between you.

You have no choice other than getting someone else.

If the guy made a mistake and underquoted, the last thing you want to do is compel him to cheap-out the job. He's <deleted> off and you end up with crappy work.

If a guy is bidding close, he's going to miss now and then. If you make him eat it, he just starts over bidding everything.

If you think it was an honest mistake work with him.

I would sack him and get someone else to do it. We had a gyprock guy ask for more money half way through the job. His wife made out that she took the wrong measurements.

One cannot trust tradesman in this country. Very bad attitude here with ethics

Generally speaking if you believe it to be a genuine misquote, and if the new amount sounds reasonable, then I would suggest you go with it showing some good faith and understanding of the situation.

The above said, we have shown the door to 3 different tradesman if you can call them that who had the opportunity to do work for us, but then 2 became greedy so we let them go, the 3rd lazy and unreliable and not finishing off work, disappearing for weeks on end, unfortunately the Lao Kao if that is how you spell it, got the better of him, he had great skills and workmanship and we used his services for the better part of 5 years.

Recently we were quoted 4,000 baht to change 4 roof tiles, when we previously had 10 replaced for 1,000 baht, a bit of cutting involved 2 guys, 6 hours (amatures) but did a good job, so we waited for them to come back to the village to change the other 4 tiles we were quoted on and they asked for 400 baht when they finished the job, so we gave them 800, everybody happy, except the guy who quoted 4,000 baht, I figure any guy who has to talk about prices with his wife in the car isn't going to succeed in going forward in life.
