Thank you. Have decided on replacement.

The electrician has recommended Mitsubishi (apparently not the cheapest but one highly recommend). It goes in tomorrow, so will hopefully move on from that issue.

 

On an aside unrelated....I dip my hat to all the guys that have built houses or done renno here. I speak zero Thai. I'm shortly off to Homepro for paint to do kitchen (also being done tomorrow). Trying to get across to painter that I want done re sealer and satin or low sheen topcoat  is difficult.

The can will usually have English description/instructions along with Thai.  Make sure they clean the surface before putting down any paint.
