TM30 Frustrations

I'm lucky enough to be able to do mine online, but many renters using agents, or with absent or uncooperative landlords, can have difficulty getting it done at all.

Exactly. I have the landlord/agent's login and password, so I can do it mself, but it is then sent to the landlord's email and I need to get her to send it to me within the short window before it disappears..

I thought some time back some posters said domestic nights away did not require a new TM30 once back home..

  • As it is your wife that is supposed to do the TM30 why not just get her to register?  She then simply reports your presence as required.

  • I'd recommend making your wife the registrant.    Upload her Thai ID and the relevant house book.   Once the house is registered, you can use her account to file a TM30.

I suppose this must be a peculiarity of this particular IO, as the normal requirement is a TM30 report is not needed unless changing pp, permanent address or visa? So international travel with a re-en

Ummm, that's not how TM30 works.

You submit it. You go back into the system and search for what you just submitted. Then you click "export" from that and you get the PDF. There's no e-mail. You can do it all yourself if you have the login.

Do note you can only "search" for a submission within 7 days after it was submitted. After that you have no way to get proof besides submitting a new one.

Thanks didn't know that. What do you use as a search reference? Name, street address?

Also, regarding my initial Q - does one need to submit a TM30 after a couple of nights away within Thailand?

It's not a problem as long as you have a copy of the landlord's Thai ID and Tabian Baan.

That's exactly what I have done, but some landlords are not as helpful. Those using agents may not even know who their landlord is or how to contact them.

The rules say no new TM30 is required in these situations but some immigration offices say differently.

True, that's why it's important to discuss this with the landlord or agent BEFORE moving in. No TM30 arrangements made, no money forked over.

Your question was answered already.

ASK YOUR IMMIGRATION OFFICE. Each office has their own policy. They change this policy periodically. Only YOUR immigration can answer this question.

Copy and paste of the New TM30 reporting regulations dated June 5th 2020.

Regulation of Royal Thai Police

on notification of a householder, owner or possessor of dwelling place or hotel manager, who takes in, as a resident, an alien permitted to temporary stay in the Kingdom.

It is deemed expedient to amend the regulation of Royal Thai Police on notification of a householder, owner or possessor of dwelling place or hotel manager, who takes in, as a resident, an alien permitted to temporary stay in the Kingdom dated May 25, 1979 (B.E. 2522) in order to conform with the directions of national development and strategies for transforming government sector to digital government as well as to facilitate aliens staying in Thailand under the maintenance of national security standards.

By virtue of Section 38, Paragraph 3 of the Immigration Act B.E. 2522 (A.D. 1979) the Commissioner General of Royal Thai Police herby issues the regulation prescribing notification of a householder, owner or possessor of dwelling place or hotel manager, who takes in, as a resident, an alien permitted to temporary stay in the Kingdom as follows:

2.1 Notify a competent official at an Immigration office located in a locality in which the house, dwelling place or hotel is located within twenty four hours from the time an alien has taken residence. In case that house, dwelling place or hotel, where an alien has stayed, is located in Bangkok Metropolis locality, such notification shall be made to a competent official at Immigration Division 1 of Immigration Bureau.

2.2 After a householder, owner or possessor of dwelling place or hotel manager already made a notification according to 2.1, then the alien goes to occasionally stay somewhere else and return to stay at the original place within the notified period of stay that has not yet ended, such householder, owner or possessor of dwelling place or hotel manager is not required to make a notification again.

The alien mentioned in paragraph 1 shall include any alien receiving a multiply entry visa who departs the Kingdom and returns within the validity of visa and any alien permitted to re-enter into the Kingdom with a valid re-entry permit.

3. Subject to the article 2, a householder, owner or possessor of dwelling place or hotel manager may make notification in person or assign others to submit a letter of notification or send it by registered mail or via the electronic notification system of Immigration Bureau.

4. Notification of receiving an alien to stay as a resident according to the article 3, shall be in accordance with the criteria, conditions and supporting documents as prescribed by Immigration Bureau.

5. A competent official who receives a notification shall issue an evidence of notification for those who notified.

6. The notification form attached to this regulation shall be used in case of making a notification in person or assigning others to submit a letter of notification or sending it by registered mail. You need to confirm whether your Immigration office follow this regulation or not.

Thanks. So given that, it's always a good idea for your landlord to enter the lease's ending date, which I think says, or is deemed, (optional). Mine does. If there is no end date on the TM30 where you reside, I can see an IO claiming a new TM30 must be submitted when you return to take up/continue residency in teh condo/house/apartment.

I'm sure most of us have an M.O that works for us.

I only need immigration for annual extension.

Travel regularly both in and out of Thailand.

Each year just prior to extension I obtain a TM30 from my apartment office.

Never bother with TM30 after trips abroad and trips in Thailand.

Works for me at CW.

Right. In my experience, about a year ago, I went to get a Certificate of Residence for something. A sharp-eyed youngish IO noted that my passport arrival date was one day different to the arrival date at my residence on the TM30. Fortunately, she didn't make a big deal out of it, and just asked where I'd been that first day. She asked me if it was a hotel? And I said yes..though I didn't stay in a hotel, I was just a bit late in submitting the TM30.

As the TDAC's are still relatively new, I wonder if IMM is comparing them with the dates on the TM30. Are they both required now when applying for the visa extension?

Indeed.

I'm perhaps being bit smug.

Not long ago renewed my 5 yr TDL and also renewed 10 yr pp.

Can't imagine a reason to visit CW for service such as COR.

As for TM47, I do that via mail and the couple of times I have done it in person TM30 was not required.

On the contrary, if you have no lease, or end date on a lease, then until such time as you file a new TM30 it should be assumed you are still residing at the reported address.
