haven't gone back for the last couple of years. Tedious at best. And yes, the crowd sucks big time . Nothing to do with what Pattaya was until about 8 to 10 years ago. my opinion (not alone though..)

Worth noting, WS is not Pattaya in its entirety, never really was but the journalists imply that it is.

The areas you mention and a few others are very different and all within a 10 Baht ride from WS.

     'WS is not Pattaya in its entirety', never really was...'.   So true.   And, that's the main point to remember.  In the last 6 or 7 years there has been a decided shift away from WS and that whole area.  Most of the new, nice development is elsewhere--Jomtien, the Darkside, Cosy, Wong Amat, and, especially, the area around T21.

I know about Jomtien and the Darkside etc but had no idea that there was much around T21.

Exactly right, as its only the dregs of India and Russia that end up in Pattaya.  Those that have a few more quid in their accounts invariably end up in Phuket, Samui etc.

       T21 really jump-started that whole area.  Quite a lot has and still is being developed.  Centre Point Space, a large highrise family resort, has been built right across the street.  This resort joins the Grand Centre Point Hotel on top of T21.  Both of these projects have been successful and an even larger third Centre Point resort, on a very big tract of land, is going up behind CP Space.

    Across the street from T21, a large area of old retail is now being redeveloped as Again Pattaya, with new shopping and restaurants, including Argentine Steakhouse.  A highrise condo will also be built in this area near the relatively new highrise hotel, Akara.   Best supermarket has relocated to a big, new stand-alone building.  

    Two hotels, Amari and D'Beach, have added big, new wings, with Amari's especially oriented to families.  Two other large hotels, Ozo and Mitt, have also been built.  From Central Festival to T21 on Pattaya Second Road, lots of new retail has gone in and the old hotel in front of Centric Sea has been completely redeveloped.   Another new highrise condo project, by Raimon Land, is also getting started on Pattaya Second Road, I think where that old bowling alley building was.   Lots going on.

I was in Patong a few years ago and it was unrecognizable with barn like beer bar enclosures with loud music booming out everywhere.  Sounds like Walking St in Pattaya has gone the same way, although I haven't been there for about 10 years.  But I notice a similar trend in Soi Cowboy and Nana Plaza, although the music hasn't changed much.  Farang tourists who used to be over 90% are now in the minority.  

 

Prices in all of these places were hiked sharply as soon as tourists returned after COVID and there are more sharp practices like stuffing cups with unordered drinks, so you can get a bill for 5,000 or 6,000 without paying a bar fine after only about 20 minutes.  The feel is approaching what Wanchai in HK was already like in the 80s, ie rip off places avoided by local expats.  

 

No point crying over spilt milk.  Once it's gone, it's gone. Better to move on.

    That doesn't actually seem to be happening.  For example, in 2019's banner year, UK visitors to Thailand were around 950,000.  This year, UK visitors are on track to reach at least 1 million and possibly more.  USA visitors in 2025 are also likely to return to what they were in 2019's record year.  Ditto for Germany.

Looks like Whitey is out of Pattaya and the Pajeets are in. I talked to a few Pajeets when I was defecating in the swimming area and they're not bad guys. 

Thousands of these old sex-pats lost all their savings in the process, so in some form the universe re-balanced itself .

T21 Indeed. Talk about changing demographics: Outside of the East Asians around that area may as well been in bum f*** Kansas: What visit here for the mall / strip mall experience and McDonalds. Bunch of Saps to avoid being around.
