Dozens of rental listings across London are openly advertising for “Muslim only” tenants, triggering fresh scrutiny of discrimination in the capital’s housing market. An investigation has uncovered adverts across social media and classified platforms explicitly excluding renters based on religion, race and gender — practices that breach UK law.

The scale and visibility of the listings are raising urgent questions about enforcement and oversight.

Blatant Bias — And Little Attempt to Hide It

Listings on platforms including Facebook and Telegram include phrases such as “only for Muslims” and “Muslims preferred”. Others go further, specifying ethnic backgrounds or restricting tenants by gender.

One agency, Roshan Properties, was found to have posted multiple adverts with religious preferences before its page was removed. Similar listings remain active elsewhere, often disappearing quickly after being posted.

Law Clear — But Enforcement Patchy

Under the Equality Act 2010, landlords and agents cannot discriminate based on religion or race when advertising properties. Legal experts say such listings are clearly unlawful, with offenders potentially facing civil action.

Yet enforcement remains inconsistent. Platforms hosting the ads are expected to remove them, but responsibility often falls on individual landlords — many of whom operate below regulatory radar.

On the Ground — Rejection in Plain Sight

Prospective tenants are being turned away outright. In multiple cases, landlords refused non-Muslim applicants without hesitation, abruptly ending conversations when challenged.

The human impact is immediate: renters already struggling in a tight housing market face additional barriers based purely on identity.

Political Pressure Mounts as Anger Builds

The issue has drawn sharp political reaction. Critics say the adverts undermine core principles of fairness and equality, warning of a dangerous normalisation of discrimination.

With listings spreading across boroughs from East London to outer suburbs, pressure is now on regulators and ministers to act — before unlawful practices become embedded in an already strained housing system.

It’s not illegal to advertise a room in a a house you live in restricted to one racial or religious group.

It comes under the ‘Live-in Exemption of the 2010 Equality Act.

There is a partial exemption under the Equality Act if:

  • The landlord (or their family) is renting out a room in their own home (e.g., a spare bedroom in a house they live in), and

  • The landlord will be sharing essential living space (kitchen, bathroom, etc.) with the tenant.

In that very specific “live-in landlord” scenario, they can sometimes prefer tenants of a particular sex or (in limited cases) religion/belief. However, even then, openly advertising “Muslim only” on public platforms for non-shared entire properties does not qualify for the exemption.

There's diet to consider. I'm a vegetarian and would not tolerate a tenant cooking meat and soiling my fridge, stove, pots, dishes & cutlery with dead animals.

I think kosher and halal households would be much the same.

How about couples "living in sin" setting a bad example for the kiddies?

Even in a separate suite, there will be issues of 'household management' meaning respect for traditional practices.

Frankly, I support this right for any belief.

Change that ad to "Jews need not apply", and it's the same thing. But I'll bet you'd view it differently...

The article doesn't specify how many of those ads are for shared accommodations where it's legal. But I'd bet that's just a small minority.

My thoughts definitely go against the mainstream, and probably legal thinking.

If you own a business or landlord, you should decide who you hire, provide service to, or lease your property to. Nobody should have the right to force you to do things you don't want to do.

Before anyone makes an ass out of themselves, I've rented to blacks & gays, so personally, I rented to who ever paid their rent on time. And lived in the same property (triplex) as the gay couple. Never had steady employees, and served all customers in my businesses. Green is the only color I cared about.

I was responding to @Fact's silliness.

The advert in the OP is for letting a room in a home. It's safe to assume it's a Muslim home. It would get the part-time anti-Semitism watchdogs in a froth if the add did say what you suggest. But it didn't, so never mind. I spent the last couple of weeks staying in a Catholic home and my agnostic ass didn't create any friction.

The source of the OP is from The Telegraph, the scourge of the Guardian luvvies, and while leading with the broad illegality of it all, it does also point out that "There is a partial exception if a person is renting out a room in their own home and sharing accommodation, such as a kitchen or bathroom, with the tenant." That's legal.

I'm assuming that the bursts of righteous white indignation, outrage and fake news it elicited from @Trippy, @SAFETY FIRST and @JonnyF was because they didn't read the whole article.

As you suggest, probably a storm in a teacup but just watch GBNews and the gobby Reform chaps digging themselves holes over this.

You know full well anyone advertizing a position or accomodation for Christians only would result in a Lucy Connolly-esq all hands on deck hate crime charge, splashed front page on the Grauniad and Independant.
