Land In Rawai - Phuket

Can anyone point me in the right direction for land purchase in Rawai / Nai Haan area. Coming from Oz soon and could do with viewing some properties. Thanks

I hope you realise that land ownership by foreigners is not permitted?

There are numerous ways around that.

Otherwise there wouldn't be be a any foreigners buying land and building houses.

I seem to recall noticing one or two foreigners living in Phuket!

Check the bulletin board at Don restaurant in Nai harn. There are also several realtors around that area.

Take your time keep your eyes open and don't sign any contracts without having someone you trust go over them. You would be amazed at what sometimes gets slipped into some of the contracts.

Sealed road, two chanote titles, sea view and electricity on the boudary.

A broker here gets between 3% - 5 %, the owner usually pays the broker, not the buyer. Whoever you use as your broker, make sure you get to deal direct with the owner.

Phuket aint like the rest of Thailand..

Pretty much any good land in the south of the Island will be >3 or 4 especially a nice larger parcel with Rd and elec like this.. Phuket being an island has finite development possibility land that would be >10m / rai on Phuket (if I could get it) I could get at <3m on Samui.

Patong hillside 2 rai 20 mil and the owner is chuffed to be getting it (!!!)

Kalim seaview if you can get it >10mil

Anything western seaview will be in excess of 5m/r if its clean titles are tidy..

Land here has gone mental in the last 5 years or so.. I have pretty much watched it double every 2.5 or so years in the desirable west coast or southern areas watch stuff I could have had at 2mil in 2000 become >8 over 5 years (many many plots)...

I am not saying you wont find a small parcel in a village without a view etc that you can build an average house on.. Thats possible and does crop up but even then the costs continue to shock me..

Presumably to prevent being ripped off by the broker? I have heard about this, is it common and is it exclusively a problem with Thai brokers?

In fact I think it could e worse amoung the farang quick buck brokers than amoung the Thais.. Either way its to ensure that you are actually haggling the real price and not a inflated margin.

Just a foot note to your statement regarding prices. You stated in your initial post that you wanted land in Rawai or Nai Harn. How much do you think you can buy land in Nai Harn? I will let you know, you will not find a Rai in Nai Harn at all (unless you buy the only 3, 1 rai plots remaining in Soi Naya = mine) and if you were lucky enough to find a few rai, you WILL pay around 4 - 7 mil per Rai.

Rawai has two different prices - good land with sea views = expensive.

Crappy to average land 1 mil to......

BTW, I wil be looking out for you (not many Aussies come to the area) and hope to have a beer with you. :o I am an Aussie too.
