Does anyone have any insights into buying a local shophouse and renovating it to a modern design with modern amenities?

Along with things to look out for, i.e. signs of poor cement mixes, plumbing and sewage, electricals....

My Bangkok experience, don't know if it's relevant

If it's an old shophouse the drainage to the road might be shared with the neighbour, problem if person next door has food business sometimes if they dump their waste oil.

If on a busy road/street spend some time on the second lvl at different times of the day if you can as you may be unhappy with the amount of vibrations caused by road traffic especially buses, same goes for neighbours noise level.
