Two Thailand home shows set for August

Home shows to offer big promotions Sales of Bt2.5 bn expected at this 'best time to buy'

Home-buyers and landowners planning to build homes can expect a panoply of marketing promotions when they visit two home shows at the Queen Sirikit National Convention Centre next month.

As exhibitors prepare for the events, sales campaigns and offers such as zero interest on mortgages, discount prices and lucky draws are already being planned.

The first event is Home Builder 2009, from August 19-23. Alongside it will be the Home Buyers Expo 2009, running from August 20-23. The events are expecting to generate sales amounting to a combined Bt2.5 billion.

Home Builder Association president Panthep Thanchitikul said the event would drive the home-builder market - that for buyers wanting single homes built on land they already own - in the second half of the year. The market suffered a fall in demand in the first half.

Landowners planning to build their homes will be offered special promotional packages by a number of home-builder firms.

One of them, Seacon Homes, will offer a 10-per-cent discount on construction costs. As well, customers booking at the event but signing a contract later will receive a bank deposit of up to Bt150,000, while those who book and sign a contract at the show will get two gold bathtubs and a 32-inch Samsung liquid-crystal-display (LCD) television set.

Seacon Homes will also launch a new series of designs for two-storey detached houses at the show.

Another company, Master Plan 101, will show a new series of luxury-home designs called Style V3, with a price of Bt35 million. The theme of the new series is classic and neo-classic design.

The company is also offering special promotions and expects to sign construction contracts worth between Bt100 million and Bt200 million at the show.

Meanwhile, the association will also offer prizes for visitors valued at more than Bt2.5 million in a bid to boost sales. They will include a Honda Accord, construction materials and Samsung LCD televisions. The Association expects Home Builder 2009 to generate on-site sales amounting to more than Bt1.5 billion.

The theme of the show is "Home Comes True". Panthep said it would offer a major opportunity for consumers to easily own their dream homes.

Housing prices have not risen, nor has the cost of construction materials, while interest rates on housing loans are relatively low.

The show will have 50 exhibitors in the home-builder, construction material, home decorative items, financial institutions and real-estate media categories. More than 50,000 visitors are expected at the five-day event.

The organiser of Home Buyers Expo 2009 is the Home Buyers' Guide, whose managing director, Borisut Kasinpila, said some of Thailand's leading property developers would take part and would offer special promotions to attract sales.

Property firms will show both existing and newly launched projects worth more than Bt100 billion at the Home Buyers' Expo. They will include Land & Houses, Preuksa Real Estate, Property Perfect, Supalai, LPN Development, Fragrant Property and the Wang Thong Group.

Financial institutions and banks will also be major participants. More than 10 banks will offer both mortgage finance and non-performing assets - mainly properties where previous owners have defaulted on loan repayments. There are non-performing assets worth more than Bt10 billion on the market and the banks are keen to sell them as quickly as possible.

Many of the banks are also expected to offer special mortgage packages, especially zero interest for three months to a year, at the start of loan agreements.

"We believe now is the perfect time for real-estate marketing, due to many factors. The economy has passed the worst point of the economic downturn, and customers' reliability will also be better. The interest-rate situation is now at its lowest point, and after this it could be higher," Borisut said.

The company expects at least 50,000 visitors to the Home Buyers' Expo and believes sales will reach at least Bt1 billion.
