Before the builder may I recommend a good priest or monk. And a psychologist and a lawyer for you will undoubtedly wind up suing aforementioned builder. And good hair dye. Because if you don't have grey hair now.............choc dee my brave friend....you are about to embark on an endeavor that has broken most men.

Hi Thomas,

I can actually recommend a professionally qualified builder that can speak enough English.

His nickname is Ob อบ, first name Piyachai.
He lives in San Patong and builds in the city and surrounding areas.

He built our guesthouse and the home of Jerry, a US friend, that you are welcome to inspect as reference.

I haven't called him for years, so if the numbers are incorrect, let me know and i'll ask Jerry.

Ob is a thoroughly nice chap who is conscientious, reliable and honest.

If you are willing to do a little research on the internet and search the Housebuilding Forum, it can be a very interesting project. Particularly if you do as we are doing and employ a builder to build, and you purchase the materials to your specification. You retain control over the standard of the materials used rather than building to a fixed price and the builder using the lowest cost materials he can get away with in order to maximise his profit.

I'm living next to an apartment building under construction. I don't mind the noise, because it will be finished eventually. My question is <deleted> these people don't use nail guns. Any self respecting Mexican would be using a nail gun to drive quantities of nails. Instead. there are about five of them, pounding away with their hammers, 7 days per week. I've seen hundreds of places selling small air compressors, surely they must have heard of a nail gun.

But, back to your post about house building. They'll paint the same wall over and over, and they will refuse to start tiling jobs in the middle of the floor. They built a block wall 50 cm onto the neighbors property. The wall extended along the back of 6 houses for about 100 meters. Cost him over a million to buy the land and take care of the paperwork in Hua Hin. We suspect he was set up. Proceed with caution.

Back in the day we got those California framers. They would just use one nail on each end of a stud.

rawhod had an excellent suggestion. You might want to keep your eye on the workmanship if you are suspicious. I am sure you have some friends who would not mind a quick look around every so often if you lack knowledge. I would as suggested by Thighlander make darn good and sure of the property measurements before you start.

As Not Einstein sais there are good builders out there.

Thomas.... Whoever you are thinking of using, make sure you talk to prior customers before signing up. We heard some real horror stories from the references some builders gave. We finally found a good crew but it took some careful research.
