We have been offered some land in Sriracha on the road that runs parallel to Soi Assumption, the same road that Country Homes phase 3 is on and Phase 4 will be built on, the land is rectangular in shape.

They are asking 8000 baht per dtalang wah.

Is this asking price ok in your opinion?

That seems very expensive to me, but its not the price that I would worry about, rather the traffic.

Take a look at the traffic around assumption and the junctions coming onto the Bang Na Trad on any school term morning and you'll see traffic jams to rival the worst of Bangkok.

As a comparison (and you know where I live tuky) our land was 14,000 baht/w² 18 months ago.

A vacant lot around the corner just sold last week for 18,000 baht/w².

I only know the location roughly, and at the end of the day its all down to "location location location", but 3.2million baht per rai sounds pretty expensive to me.

Since I have been living near Pattaya, one of the things I have learnt is that the price of land can vary enormously depending on who is selling it. If you can get to actual Thai seller, it is much cheaper than buying through friends, or 'contacts' of the seller, as each person in the line will add their cut, and as soon as the price is quoted in English (i.e they are looking for a farang buyer) the price goes through the roof.

Often you will find that there is other land available near the land that has been offered to you for a much lower price, if you get a Thai to make discrete enquiries.

Other factors influencing the price is whether the land has been cleared, filled, walled etc.
