I have a tenant who signed up for 1 year at a reasonable discount for the long term who has now given me 2 weeks notice after only 8 months.

Where do I stand as to recouping the difference from the security deposit?

It depends on what your contract says. Most say that in the event of a tenant not fulfilling the minimum term, the tenant forfeits the whole deposit.

As stated, the deposit is yours to keep. If the tenant argues differently, just go all Thai on him. coffee1.gif

But don't tell him until he is moving out and you are there.

tell him before and you might find your toilet full of cement.

as said b4 it all depends on what the contract says

but i believe your quite entitled to pursue the remainder of what the rent for the period the contract specifies' and generally 2 weeks notice IMO isnt

Every tenant is different by a mile. How well did he take care don't just think $

Be reasonable also KARMA

Karma is always worth remembering but it won't cover the costs of re renting ect ect ect

that means every tenant is treated different ........ no need for anymore rental contracts ?
