I have a tenant who signed up for 1 year at a reasonable discount for the long term who has now given me 2 weeks notice after only 8 months.

As stated, the deposit is yours to keep. If the tenant argues differently, just go all Thai on him. coffee1.gif

It depends on what your contract says. Most say that in the event of a tenant not fulfilling the minimum term, the tenant forfeits the whole deposit.

but i believe your quite entitled to pursue the remainder of what the rent for the period the contract specifies' and generally 2 weeks notice IMO isnt

Karma is always worth remembering but it won't cover the costs of re renting ect ect ect
