Asia haven't had a financial crises since 1997, while the rest of the world have been wrestling with housing, banking and commodity crises. The export numbers (apart from August) are indicating the cycle is about to return to Asia.

I doubt there would be much impact on banks here when rejection rate of mortgage applications hit 70% since the end of last year.

 

If a crisis do occur, the victims would be small and medium size developers and their off plan customers.

I've had very bad experiences renting out while abroad. Everything from bad tenants, unscrupulous insurance company to a bad property manager. I'll never rent out again.

You may want to reconsider during retirement when you have the time to be more hands on. I care for my premises and vet potential tenants. An agent is only interested in getting commission.
