Only aliens who are temporarily permitted to stay have to do these things. In this case you may also use a foreign driving license. That's not what the immigration act says, you just made this up again.

The law, which you posted yourself is clear though, you just have to read it: It clearly says that an alien who is temporarily permitted to stay in Thailand may use his foreign driving license. You got a tourist or non-immigrant visa or a one year extension? Then you are "temporarily permitted to stay in Thailand" and may use your foreign driving license. You have permanent residency status and may stay in Thailand forever without having to apply for extensions? Then you may not use your foreign driving license. Where does this section say what you claims it says? Please highlight it or stop trolling.

  9. The house book belongs to the house, not to you as person. Every house can have a house book, but every person can only be registered in one at the same time.

All beaches are public land, but there are some beaches (I don't know if there are actually any like this in the Pattaya area), which can't be accessed by land, because the land is privately owned by a hotel or condo, and it's divided by rocks or jungle from any other beach. So the only way to access such beaches (if you don't stay at the hotel/condo) is by sea, making them relatively private. One example for such a beach would be "Conrad Koh Samui".
  14. JIB doesn't do any warranty work. They will always send it to Asus for any warranty claim. Afaik the only official Asus service center is in Fortune Town in Bangkok. so OP has to find a 3rd party shop if he wants to get it fixed locally.

  16. At some point last year I filed a TM30 for my condo in Chiang Mai. I have also done my 90 day reports for this address since then. Now I did another one (online), same address as the previous ones, but it was rejected because according to the TM30 system I'm in a hotel in Nakhon nowhere. I checked my emails, I stayed in this hotel in February far a night (and in various other hotels all over the country since then...). Since then I have done two successful 90 day reports, and now the last one was rejected. Did the IO not get the memo that it's no longer required to submit a TM30, or is CM immigration making their own rules and want people to submit a new TM30 every time?

  18. No difference, it's 90 days since you entered Thailand the last time.
  19. Named driver policies usually still cover any driver, but in case of an accident you have to pay a ṕenalty of a few thousand baht fine if it's not the named driver. To be sure just check the insurance policy or contact the insurer.

  21. Their gain is that they don't have to pay tax on the 300k, because you are paying it. The correct way would have been that the buyer gives 1.5 million to you, and you pay 300k to the agent for his services after he issues you a proper invoice. Like this you would have 1.5 million income, and 300k expenses, all traceable, so you would pay tax on the 1.2 million profit. Ask the agent for an invoice for the 300k, but I guess he will just disappear...
  22. In your previous post you said it's illegal, which means breaking the law. Now you say a voluntary insurance might become invalid, this doesn't make it illegal. So you agree now that it's not illegal?
