Mahsarakham land values

Just wondering if anyone has any idea what the current land values are for land per rai in Mahasarakham town lately? The land plot in question is about a 2 kms from the market down a concrete soi on the edge of town, where the paddy fields start. Electricity and water, with soil piled to road level. Perhaps someone has recently bought or sold land in a similar location in another provincial city of Isaan that is not as big or pricey as Udon, Ubon, Khorat or Khon Kaen, can give their view. Places like Kalasin, Surin, Yaso, Sisaket or Roi-Et would probably be roughly similar in price to Sarakham.

Mahasarakham .....  probably around 1M -  1,200,000 baht per rai .

Local lands office will have a more accurate figure on values in the area.

Thanks for your reply. It sounds about right, although perhaps values might be somewhat higher? I didn't mention the fact it has chanote status and could potentially be broken up into 3 one ngan plots, each with a chanote. The local lands office, I believe, tends to undervalue actual market value on land, so is not the best place to get current selling prices.

 

Anyone else recently bought or sold a similar size plot in a tier 2 provincial capital of Isaan?
