I realize ST rentals are technically illegal however, unenforced in Pattaya.  In normal times 1000's of ABNB tourists a day staying ST in condos.

As most hotels are closed, I was curious and in checking ABNB for next week saw hundreds of listings.

I checked for a one week stay, super low rates.   

The majority were less then 1000 b a night many around 500.  A place like The Base several listings for 350 b a night.

So, if you have in-country friends or family who want to come there are plenty of non hotel options now if they want to spend a few days in beautiful Pattaya.  ????

    Not sure why you would want to encourage illegal short-term rentals that have made condo living unpleasant for many condo owners who bought condos to live in as their residences--not as illegal hotel rooms.  There are legitimate hotels that are now open that could use the business so they can pay their employees.

So, this is an option.

As far as the illegal activity, I do not disagree but whose fault is that?  If the hotel owners got organized they could probably put a stop to it.  But, they are not and seem to careless about 1000's of rooms being taken away from them daily.  If they want to stay in business and keep employees, certainly seems they need a better plan for now and the future.

That's a big hotel, and with cooking facilities included, I doubt many restaurants saw any money from the tourists that stayed their, either.

The seafood restaurant on the corner of 2nd Road and the soi leading to Skaw Beach Hotel and Treetown was permanently rammed with Chinese customers from the Base.

So was the 7/11 on the corner of 2nd Road and Soi Honey.  ????

 

Investment Tip: buy into a 7/11 or Family Mart that is the nearest to a new condo block being built in Central Pattaya.    ????

Though you might want to be aware that 7/11s are also sometimes opened actually on new condo complexes.

My condo complex has many Chinese staying and there has been a glut of new Chinese owned restaurants to cater to them and the increasing number of Chinese hotel guests. This is all pre-covid, nevertheless there is one 24 storey and one 26 storey hotel being built, due to open late next year or early 2022.

Not just any 7/11, the closest 7/11 to a condo block that is being constructed in Central Pattaya, as it will be used for daily rental by cheap Chinese and Indian tourists.

Naklua. Very cosmopolitan up here but it is true to say that many Chinese have moved up this way the last couple of years. They have an entrepreneurial spirit as do the Russians and Koreans. The Germans and a few Brits still own most of the bars.

Near The Base area.

Add The Edge which is over 600 units and over 40% sold to Chinese.

And, Mike's mall which will soon be a completed hotel and I bet a popular Chinese tour spot.

I would not be surprised if that area of shops behind Kiss Food at Soi Diana changes to mostly businesses to attract Chinese.  A few more 7-11's there also would probably still do great business.

Heading in the same direction as Shianoukville in Cambodia, minus the casinos, for now.

if they feel it is that good of a site, they will open a corporate store... they are pretty good at what they do...

Just to get back on topic: my condo complex has rooms available on Air BnB and other rental agencies.

In Sihanoukville, the Chinese actually drove the price up on each other.  Quiet a few Khmer people made a lot of money by selling, and many continue to make money by renting out to Chinese. 

 

As you know, the Chinese invasion there destroyed the place, and drove out the westerners. 

 

It could be a good think for some looking to sell here and leave.  Those that can't sell, or don't want to move, may end up living in Pattaya China Town.

 

As for Russians and Koreans marrying Thai's, living here and starting families here, I don't see it.

They do; and the Chinese; it's a fact not a vision. Why would Thai ladies only appeal to Western men?

There may be a little of it, but nowhere near the levels of the westerners.

 

I just don't see Mr. Lee from China, Mr. Patel from India,  and Mr. Petrov from Russia, sending money for a sick buffalo, let alone marrying and starting a family here.   

 

I just don't see it, and I mean, literally don't see it.  I don't see these couple or families around.

 

On our walk round the complex tonight, including at the children's playground, I counted 3 half Russian half Thai toddlers, one was with Thai mum and Russian dad. Also saw 2 Thai/Chinese toddlers, one with just his Thai mum, the other with both parents. All the foreign dads are young and work in the area. My beloved better half gets all the gen from the Thai mums; she strikes up a conversation with anyone in her orbit. Nosey some might say, but not me.

No it just reminded me of a friend who had a poolside snack-bar concession at a hotel pool he and his wife ran. Hotel was mainly serving the Russian market. He had one of those hot water dispensers for hot drinks, but was always being asked to fill Noodle Cups bought from the nearby 7-11, for free, and he did!

I don't think Airbnb is illegal providing one stay at least 30 days. 

I rent regularly a condo in Thonglor via Airbnb, in fact I am here in one actually.

Yuu're right. Many wealhy Chinese and Indians keep their mia nois away from their own wifes in their own countries. They don't come to Thailand to find  brides like Westerners.

I had heard rumour that a few Chinese men might pursue a Thai wife as a hangover from the single child policy and a preference for male children had skewed the balance of the sexes.

Yes ABNB is legal at 30 days but 98% of their rentals here are probably 4 or 5 days.

As far as the males from the countries listed with Thai girls, I rarely see it either.

Especially like western Falang being with much younger girls.  I think a big part of it is the older men from those countries cultures traditionally treat women very poorly.  Physical violence is not uncommon.

The majority by far I would say of young Thai girls with older men, are men from western countries. Just my observation but I am sure there are areas where it is different.  I do know a housing area in Chiang Mai with mostly Koreans some who are living with Thai girls.

But, not I do not think it is common.

And the people asking for that hot water for their 7/11 noodles now make up the majority demographic of tourists here.
