I guess condo developers rent out all the unsold Thai quota condos on Airbnb? if not, they should. I looked at a condo yesterday and one completed block never opened, i guess they couldn't sell them to Thais

The condo developer doesn't rent out the condo on AirBnb.  They rent out the condo to a tenant on a 6 or 12 month lease.  That tenant then sub-leases the condo, via AirBnb, to daily rental rental tourists, and after AirBnb fees, and paying a cleaner after each check out, they pocket the difference.  In many cases, the tenant isn't even in Thailand, nor have they ever stayed a night in their own rental condo.

Sorry, this is not the case in a newer high story building in north Pattaya where the property is not sold out.

The condo developer has actually hired a management company and provided them offices to facilitate short term rentals advertised on ABNB and other sites.  The short term tenants book, arrive and meet up with a management company representative who gets their information and escorts them to their rooms.

Probably not the norm, but definitely occurring at this property.

I haven't heard of management companies deliberately breaking the law by offering daily rentals on the behalf of developers, but I accept what you say.  I suppose it was always going to happen.

 

It's not the norm, but I guess the developer is trying to cut out the middle man and deal with the tourists directly.  One can only imaging what will become of the hotel industry here, 5 years from now.

And unfortunately, airBnB , or other such short term rental apps are now here to stay - so it is not possible to buy an apartment in any condo block and guarantee it will only be long-term renters.

But this is not a new thing - I used to live in Cannes and even the most expensive apartments used to be rented out for two weeks over the festival period - where there is a demand people will make money - it is just that now people can do it over the phone

It has nothing to do with being racists.  Daily rental of condo's is illegal. 

If the small hotels are also booked out with tourists, local Thais from Bangkok etc. they don't care

Daily rental of condos is officially illegal - and many small hotels and resorts are also unregistered - and therefore technically illegal - clamp down on all of them if you wish.

But don't just make a point of those being used by a nationality that you don't like, that is just racism

If you don't like foreigners - go back home

It is no secret the Chinese now make up the majority of the tourists coming to Pattaya. It's well documented.  It's not racist to single them out, because they now make up the biggest segment of the market.

 

In any case, I am not a racist, and I don't think my posts indicate that I am.

 

Small hotels and guest houses are not booked out.  You can only cut the tourist pie into so many slices before most businesses do not get enough to survive on.

Yes, the Base (and the Edge when it is completed) may have a few hundred rooms booked out by Chinese tourists via AirBnB but that is not to say that these tourists would have booked into hotels anyway - by the anecdotal evidence of the posters own admission, this is an increase in tourists that were not here before.

The sites where these condo blocks were on did not have large hotels there previously.

So it is not a zero-sum game that these people using AirBnB are necessarily taking away from hotel trade.

Personally - I hate AirBnB places and always stay in hotels or proper serviced apartments, but that is just my choice.

I don't see a problem as long as the places I enjoy (the more western oriented places) are still around, but whether they remain does not depend on the amount of Chinese or Indian tourists, it purely depends on the amount of Western tourists which come, simple supply and demand.

If Western tourists don't want to come to a place because it is full of Chinese, Indian or other nationalities then that is just racism and why would we want more racists coming here anyway. No loss there.

By all logic if you go to a foreign place then it will be full of foreigners - solution - stay at home.

 

 

 

I suggest you research the true definition of racism.

Thinking someones culture, habits, or traits are not appealling to you is not racism.  Although some want to stretch the truth for political reasons.

Being prejudice, discrminatory and believing you are superior to them is racism.

Airbnb and rental companies without a hotel license - an old topic and the government is aware of it. I guess as long as the hotels don't complain much there might be not much change. The biggest problem might have people who bought a condo to live in it just to find out that they bought a room in a kind of hotel. Not only pools might be full and noise might be high but they will also have to pay the higher maintenance fees such "hotels" have. What can be done against it? Don't buy...

A Condotel may be legal as well. 

I stay also in one regularly, in Pattaya, rent starting from 1 week. 

It is a hotel with condo facilities (fully equipped kitchen). 

One can also declare it is a condominium, with hotel facilities (maid service, daily, or 1-2 week).

I wouldn't feel the same way if I had been conned into buying a condo at a place that ultimately housed a substantial number of AirBnb customers!

It's difficult to confidence in buying any new condo these days, because daily rental is not being enforced.  Even older condo blocks may end up being used as hotels.
