I have paid 60.000 Thb to my lawyer to separate my land in 3 parts since 14 months !

Featured Replies

As I want to separate my property into 3 parts, I gave 60,000 thb to my law firm to pay the land department office fee 14 months ago.

Please tell me if you believe like me this office could not not be so busy?

Or maybe my lawyer is trying to cheat on me?

Thanks for any response!

I think that you need to specify the value numbers used at the LO

Seems like a lot of money over a very long time. Is the property unemcumbered? i.e no loans or liens on the chanote? If it's a very valuable piece of land then taxes could be quite high. Still sounds like a lot though. You didn't specify what your lawyer's fee was for their services. What are the land office charges?

1/ So it is to stay in the same name  just subdivided --Yes ?

2/ The subdivision has been done &  accurately surveyed and GPS plotted in relation to a national survey grid and marked by unique numbered marker posts set in the ground- Yes ?

3/ You have done all that and are just waiting for them to issue 3 Chanot's--Yes ?

If that is the case,  it is possibly just a Gratuity Issue. About 2 years ago T.V. ran a story of who gets the most Gratuities, not the police , the Land office was well in front of all other Gov departments. --but your lawyer should inform you of that, if you wanted it fast tracked, because it can take quite a long time.

i had a friend tell me long ago that he did the same and the landoffice would only do 1 partition per year. so it would take long

A lawyer is paid to prioratise the clients best interest and would have made you aware of the timescale for the process.

More importantly, you should have asked for a formal forecast and made part payments accordingly. What did you sign for?

Give the Lawyer  some credit ! He has separated you from 60,000 Bht so  far so obviously  not entirely  useless !
