I been to local friends condo before where the rent was exactly 5k.

 

Brand new 5 story complex, 25m2 simple but clean room with a balcony and AC.

It was like 2 stations from BTS Chong Nonsi, but honestly i dont remember which way lol.

 

But its certainly possible to find a decent place in a nice area if you search enough.
