Condo with good security

Does anyone have a recommendations for a good rented condo in the Pattaya area.

 

i) 40 - 60 sq. m.

ii) happy to be well away from downtown, 10 km away is not a problem

iii) maximum rental budget 16000 Baht per month

iv) good security for parking is a must. I have a nice motorbike.

Talking about condos with good security, which condos in Central Pattaya have keycard access that you need to swipe/tap at the lifts which will only go to the floor you stay on?

Centric Sea, for one.  Can't remember if The Base did when we owned there.

and all the fire escape doors leading to the stairs, is open on all floors, ?

Interesting, I lived there several years ago and it was the worst short term rentals crowd probably in the city.

But, the management there was totally acceptable of it and I often wondered if they had some financial interest.

Maybe they have new management with these changes.

Entrance glass doors to the lifts were wide open on one of the buildings and the doors don't make any real security benefits, as most people will hold the door open for the next person or press the button release for the doors for people having issues finding their keycard to scan.

     Really a shame what happened to The Base.  In the beginning it was a nice project in a very good location.   Spouse and I were one of the first owners--we bought a 1 bedroom to rent out to long-term renters.  We had a great tenant from the get-go on a 1-year contract.       However, by the time the year was about over the tenant informed us he would not renew--for the same reasons you stated in your post.  We could see the writing on the wall and we decided to sell.  We did make a profit on the sale because the project was still popular, and I guess still is.  It would be great if the management actually did crack down--there and at several other projects I can think of.

How much were the 1 bedrooms at The Base selling for at very beginning and also the rental price at the very beginning? I'd be curious to know 🙂

      We had a 35 sqm unit on the top floor in the very front, of the north building.   This floor was extra desirable because not only was it the top floor with condos, it was also a single corridor floor with condos on only one side-- with windows on the other side of the hallway looking north.  Made the hallway very light and airy, and quieter, with half the number of units.

     Nice seaview unit with the bigger balcony running the entire width of the condo.  We paid 3MB for it, buying the contract from someone who had booked the unit early off-plan.   Sansiri gave the first buyers to close free sinking fund, closing costs, and, if I remember correctly, paid the first year's condo fee.  We rented it for just one year before selling, with the tenant paying 25,000 baht a month.

If you go to the administration to ask about short-term rentals, they will give you the Line of the person who rents them. I suppose they take some commission.

Well, I only got the details from a NDTV clip, but a major part of the problem was caused by something similar to the Union block voting idea at the juristic meetings. One person had control of, and hence the votes of , a large number of condos  and could outvote moves of the AirBnB opposition. I am not optimistic this can work out.

How can someone out vote the law? It's not an AGM decision to make, it is the law that you cannot rent out a condo for less than 30 days (unless you have a hotel licence)

Good parking and security doesn't really narrow it down.  There are lots of options for that in Jomtien at that price.  ViewTalay 5 Pattaya facing side would be my first choice but everyone is different.  Probably difficult to find a decent place at a decent price at that place in high season but low season would be no problem. 

 

If you don't mind staying where there are lots of families and like a really big pool then there are tons of options.  Like  Laguna 1, 2, or 3, or Seven Seas.

I was not there but 'laws' are only effective if enforced... and here such moves were outvoted, and police were not involved. The person I got the info from gave up on meetings as the block votes made it a waste of time, 

I suspect there are many many condos in town being let/sub let for less than 30 day durations.

I would never stay there.  Strictly a very low budget place for people who can't afford anything better.  Yes, 16k is super expensive for that place.  Most go for around 10k or less.  The room would have to be exceptionally well appointed to be paying that much there.

      They can't out vote the law but they can out vote any efforts on the part of the condo to make illegal short-term rentals more difficult--such as more security checking photo condo ID cards, stronger sign-in procedures with condo photo ID cards to use the gym, pool, and other facilities, photo ID cards to operate the elevators, etc.  Plus, strict procedures and a high replacement fee to replace or change the photo ID.

Who checks photos these days?  Facial scanning was mentioned and is a modern approach....(although what do some of us look like returning home at 5am after a night out!). Another complaint was higher condo fees due to increased security, staff and the extra wear and tear the 2 week millionaires impact on facilities.

       We have facial scanning, and an ID card to activate the scanning, to enter the elevator lobby at my Bangkok condo.  Sounds good, right?   The problem is the automatic door opens and closes slowly and you could march a band through while it's open.  Illegal renters just wait until a resident enters or exits the automatic door.   Once you're in the elevator lobby it's just a non-photo id to operate the elevator.  Nothing is required to use the gym or pool--where I'd really like the illegal renters blocked.

      I suggest a condo project serious about the problem use photo IDs and have staff checking them.  Office staff, in addition to security staff, could be used and rotated.  It might be that the extra security would only be needed for enough time to put the illegal operations out of business, with unannounced spot checks after that using regular staff.

Supalai Mare Condo on Thappraya Road Jomtien. Good Security, Entry of vehicles cars/Motorbike with Number Plate recognised

system and entry into condo building, swimming pool, Gym by card swipe.  Studios rental less but 1 bed condo 

one can get from 16000 onwards depending on which floor you stay n weather it is sea view or city view. Good negotiations required for long stay agreement.

10% rental yield is very good. What would your costs as owner be out of the 25k per month rental income if you don't mind me asking?
