10% rental yield is very good. What would your costs as owner be out of the 25k per month rental income if you don't mind me asking?

Tenant paid the water, electric, and internet.  Our only expense was the 1st month's rent to the agent for his fee.  Normally we would have also had the monthly condo maintenance fee to pay but the first year was paid by Sansiri for first buyers.  I think the condo fee was 50 baht a sqm so with our 35 sqm condo that would have been 1,750 baht a month.   We sold the unit just at the end of the first year.   This was when the project first opened; I don't know what rents are now.

Nothing around there except for the day market, so I would say having your own transportation is a must at that place.  If I was going to stay somewhere that requires transportation it wouldn't be my first choice.  I think somewhere on Pratamnak would be better.

Having your own transportation is also a must at Pratumnak and Wongamat.

I just moved up here, close to Buddha Hill. Bath bus is not too far for me. Nice breeze coming too and not many people or cars. Nice to walk many back streets in shadow. Better than now ruined Jomtien beach.

Nice Russian ladies at pool.

It's quite (over) developed though, and they are still throwing up more buildings anywhere they can.   If the area works for you the condo prices are quite good for being that close to the ocean.  I would say transportation is a must though.  Walking to/from Thappraya to catch a baht bus would get old real fast.
