If the admin wants to change the color painting of the outside walls is there a need for following Condominium Act

Yes, external painting would be a major change/modification and be subject to a vote with the relevant quorum. Its would also be subject to a vote if spending sinking fund to pay for the painting

Thanks so much for everyones input. 

They had a vote, just the question was if it is a construction or renovation. If renovation no need for a minimum on votes of all co-owners. If construction they need at least 1/3 of all co-owners to vote for it.

 

The sinking fund disappeared long time ago into nothingness.

I think of starting doing youtube videos about the criminal organization at the condo we have units in...

We have 2 convictions for fraud within the last 5 years. And thats just the tip of the iceberg...
