Could the Mods please MOVE this to the upmarket Real Estate section please where like-minded people of intelligence are

You want intelligence, it's the Lounge or Pub forum.

Smartest AN members on forums hang out there.

Buying off-plan can pay off with savings on the price of a condo.  My spouse and I bought off plan at Centric Sea--two units--and The Base, one unit, as well as units at Lumpini Park Beach, Lumpini Seaview, and Unixx .  Getting a lower price to start with helped us to sell all these units at a profit when it was time for us to sell them.

I would recommend buying off-plan only from a well-financed, name brand developer with a strong hstory of completing projects.  The off-plan projects we invested in above all fit that criteria.  I make this recommendation because the first off-plan we invested in was not a name brand developer and had no history of completed projects.  The project got finished, luckily, but might not have.   We also might have invested off-plan in Waterfront, still being relative newbies then with Pattaya real estate, but could not afford it at the time.  This was also a no-name brand developer with no history of completed projects.  Dodged a bullet there.

That you own anything, puts you way ahead of most here, that seem to rent a cubical space and use an agent to skirt the financials of a visa.

Those "popular" buildings?

I've been thinking about your question, and just my opinion, but I think that some of most popular buildings are on soi 15 going from soi Buakhao to 2nd rd.

Personally, I wouldn't live there because I don't go to bars very often anymore, but there are plenty of guys that drink quite a few times per week and the location is perfect for going to the bars. So it should be pretty easy to rent out a condo there.

Hope that helps.

Curious which developers meet your criteria?  Honest question, as I have no clue.

We bought off-plan, the first time, from a developer building its first project.  We were relative newbies at the time and, in hindsight, we would not do that again.  The project, luckily, got built.  You're taking a chance buying anything unbuilt but you can help minimize the risk by choosing large, well-known companies with an established track record of completing projects.  We bought off-plan with Lumpini, Sansiri, SC Asset, and Raymond Land.   Supalai has also built in Pattaya and would be another I would add to the list.
