Rooms at the end of my road in Chiang Mai rent for 2,500bht/month.

Rooms you said, the guy I was referring to said he had a whole house on a very large plot of land hence my comment it must be in Isaan or such a place for that price.

The three bed detached house in my gated area in Phuket rent for about 30 to 40k baht a month as I think that is what someone is paying for the identical house next to the one we live in.

The sale price is about 6 million baht, still dirt cheap compared to the UK for example, this one only cost 4 million as it was bought fifteen years ago.

Based on your own personal experience of course, educated Thai women with their own money wish to find someone of their own level, hence they avoid the majority of farangs in this country as far as I can see.

The only choice the majority of farangs have are at the low end of society.

The reason I write the apps is I retired from freelancing contracts all over the world but I want to keep my brain in gear and not waste my time all day long on such forums as this as many people seem to do, my main income is from property rents in the UK and a pension, but the enjoyment of writing the apps from my office in the house and the extra £5k a month spending money it makes is all good.
