Preliminary findings indicate suspicious land ownership valued at more than 152 million baht ($4.65 million), held by two Thai-registered companies in which Israeli nationals own 49% of the shares—the maximum foreign ownership allowed under Thai law.

 

Investigators discovered that another Israeli firm later purchased additional shares, creating a structure possibly designed to evade taxes and conceal true ownership while maintaining effective control beyond legal limits.

 

Surat Thani has been identified as Thailand’s second-highest risk area for nominee businesses. Investigators discovered that among 7,096 targeted legal entities nationwide, five Thai shareholders—one corporate entity and four individuals—were listed as shareholders in 256 companies based in Koh Phangan. More than 100 of these companies share the same registered office address, raising red flags about the legitimacy of these business structures.

 

I think the thai nominee party is over and I know who I am blaming for it.

Thousands of us will be caught up in this.

Without foreign buyers I expect a nasty crash in villa prices in tourist areas. 
 

The attitudes and arrogance of the Russians and Israelis look like costing the rest of us a lot of money and less freedom.

They have crashed the party and now the police are closing the party down. 
 

The only way left to do it looks like being married to a Thai. 
And that to can be risky.

@MalcolmB What’s with the nonstop fixation on that island? Do you actually live there, visit there, or have you even ever set foot on the place? Or are you just sat somewhere bored out of your mind with nothing better to rant about every day? It’s baffling how anyone could get so consumed by a tiny hippy island in southern Thailand and feel the need to start daily topics about it. Surely there’s something more interesting in Thailand you could bang on about, since that seems to be how you spend most of your waking hours.

Yes I have been there several times. Have you?

I did consider moving there to the north east of the island.


The point is more about the crackdown on Thai companies using nominees.

I understand that a lot of people will not immediately understand the consequences of this, but I don’t think there has ever been are more important issue facing foreigners in Thailand.

It will be life changing for many and will affect nearly all of us indirectly.

If you have a villa in Thailands tourist or expat areas it will not be worth as much and could be very slow to sell if needed.

This will affect everyone.

And this crackdown will affect thousands of us who have money here.

for me it's about unfolding the rule of law. If you undermine this many things follow downstream. If nothing else it makes suckers out of the law abiding which angers people.

Dont invest more baht then u can afford to lose.Even its a condo.. apartment.. building a house in Thailand with ur gf/wife.U can't trust anyone about this matters.If they no go after the nominees companies will infect everyone not just Israelis.If they start a crackdown nobody is safe anymore.I build a house decades ago and that cost nr only about 350.000 baht.After i divorced i didn't care about the house..I just left and forgot any kind of fighting with my exwife.After that I learned my lesson so the last trips to Thailand i only rent a hotel room and when i check out i don't have to worry anything.The same about girls..I been single for 8 years and will never have a thai gf again.

I can have a girl staying with me for some days but that's it.Nobody msg me and talking about money problems etc etc because they know i want give anything.I love my freedom and that's how it will be in the future.

Is it that it is a good thing that the letter if the law may now be starting to be applied? I.e. corrupt practices are being cracked down on

Or are you saying it is unfair that these practices are being cracked down on?

It's not even just houses and villas, it's the illegal condos in thai company name using proxy thai shareholders

The U.S. Embassy warned about this 25 years ago.  The riskiness of starting a business that wasn't in full compliance of Thai law was known back in the 1960s.  It wasn't just love that was behind the thousands of farang male-Thai female marriages through the years. 

 

 As @scubascuba3 wrote, it's always been a trap, just a matter of when Thai authorities choose to spring it.

Yeah, I would definitely not recommend that for you, as you will be destined to choose the wrong one based on your choice in female companionship.

I can't understand why any farang would buy a condo in company name. The whole point of a condo is that it is the one thing we can own outright. There are thousands of condos available in foreign name. Apart from breaking the law the condo is never yours.

I am saying that for decades foreigners have been using this method and everyone was a winner. Thais made money and foreigners investments were secure. Win win.

 

Then came along the Russians and Israelis and overdoing it and seriously annoying a lot of Thais with their attitude and behavior. So now the Thais are solving these issues with them but us quality foreigners will now be dragged down with them.

Because the foreign name is only good for about half the building. 
The other half must be in a Thai name. 
A lot of these luxury condos in tourist areas they are too expensive for Thais and are geared towards foreigners.

Thais who could afford them are not interested in them.

they get enticed by the cheaper price and probably foreign quotas all gone, they should just stop there and go elsewhere

Well if the building is upto 49% then look elsewhere. Do you really really have to be in that building?
