Any good recommendations of a Condo or a Condo rental office for about a three month rental, although I prefer month to month flexibility?

 

I am arriving Pattaya December 2, currently departing Feb 23.  Basically I got a Non Imm O 90 day visa, reason retirement. I probably will not do a yearly extension .  This is more of a dry run and a almost 3 month vacation.  I was going to stay in Diana Estates as I stayed there before and they had a nice choice of furnished units.  They are booked unfortunately.

    There is a Youtube channel called "Pattaya Reds". The guy is going around Pattaya filming apts and condos.  When it's a "month by month" rental, he mentions it in the title of the video.

Understood.  I was hoping for a more concrete business place in case I need a more permanent residence type of place in order to open my first Thai Bank account.  I have read the bank may be picky about a residence.

I will settle for a decent hotel that has rooms with some furniture, a reclining chair or a sectional couch or something.  For my three month initial stay,  I am not looking for a basic room with a bed and computer desk type of chair. .  

Better to get a hotel for a few days then get looking fast, scams on facebook, ok if a well known trusted agent. Always best to look a year ahead while you're there.

 

A friend of mine tried to get 3 months, too much hard work, gave up and ended up in a Soi Buakhao guesthouse he's happy there. If interested look on street view and pick one that looks suitable and message them

If you are referring to me, that is correct.  while I have made 15 visits there, it was all for holidays and vacations.  Had no need or desire for a Thai bank account.  Frankly with my security any such foreign things require me to do a little more reporting and get a little more scrutiny than your average person.

yes.  I am considering that because the year lease can be quite affordable, and it is very likely a friend of mine would arrive separately from me and use the unit, which I assume I could arrange to have him use it

because with a Defense security clearance you have to report every foreign involvement, be it a bank account, a property you own or rent, regular foreign people you deal with etc.  When getting a Special Access Program (SAP) additional thing, they want all that information and that can slow things down quite a bit.  Security clearance has a lot of things most people are not aware of.

Getting 6 months is more doable, just pay a couple thousand extra a month 

Try a couple of Airbnb's in different locations until you find one suitable, also with Airbnb you will not have to pay any security deposits, Looking through the listings online you can get a better idea what the unit looks like and read the reviews, 

Theres a fella on YouTube called Pattaya red,,, he shows rentals for 1/3/6/12 months all in pattaya various prices from 6,000 to 15,000 baht, worth a look. 

Some places on and around Soi Bukhao that will rent from one hour to 3 months.

yes I have seen his posts.  Tends to be less expensive units, which are OK for shorter stays, I certainly have stayed in worse over the years.  But for this 2-3 month stay and possibly longer I am hoping for more furnished place.  Ive stayed D Apartment, Flipper lodge, flipper hotel, D apartment, Eastiny Place on Soi 8 which is no more, Diana Inn which is gone, and many others I no longer remember.  All were fine for two or three weeks when I jaunted over there.  But this is a retirement scope out trip

When i was staying for 3-6 months i stayed either a hotel or guest house, the guesthouse was good because i could leave my stuff there for next time, guest houses 6k-8k about right but Thai Style studio rooms usually

That would be my choice. Hunt around for something half decent at around 1000/1500 baht a night?

what do you need?

These 2 will help people answer,
you could just hotel hop if your budget allows it.
I have rented 3 bed houses just off 3rd road in Patts for 10k/month
I rented one for 2 years just for friends and family visiting while I lived elsewhere
(the best deals are not online and never in English)
all depends what you need

20k a month.  I do not want to hope because I may be working on getting my first Non Imm O retirement extension and hopping between hotels is likely to be troublesome as I first try to open a bank account which I am pretty sure Kasikorn is a bit picky on a local address, and then second, If I actually do go ahead with the one year extension, I think a more permanent residence address will be better in the application process

20k/month should be plenty to rent a nice house or condo even for 3 months, but finding good deals online is difficult
I rented a 2 storey 3 bed house with a private pool and 2 larger communal pools for 25k/month but on chaiyapruk rd so a little out
and on 12 months lease but just giving you an example.

i would advise, find somewhere for a month then look around when here
best deals i have seen and taken, are on notice boards like at friendship and big C
there should be plenty of decent places available for 20k/month even during high season

Try facebook and contact the agents and tell them what you want

I think people aren't taking into account the time of year. No one is going to let their condo out cheaply at this time of year and in the most profitable months.

So expect second tier properties. Sounds like what people here are describing anyway. Also the idea of losing two month's deposit might be okay for something cheap in the middle of nowhere, but losing up to 40k means that the budget is down to 6k per month. Who was it that came up with that idea? 

I know places, but I prefer to keep them for personal friends at this time of year.

there is a place within that price,

and conveniently has song taew/ baht bus right outside the gate

This would have been the case years ago, but not currently,
many condo owners are struggling to rent them even during high season
I sold all my condos in 2020 knowing what was coming
and it was already bad in 2019 TBH
Condos that were rented for 12-15k pre 2020 are being rented out for much less since
i have developer friends stating same, with condos in Pratumnak being rented out for less than half their usual

It seems you are confirming what I alluded to earlier. Any condo that goes for 12-15k in the high season, I would consider a second tier property at best.

I have friends in exactly that business and can ask if they have anything in that price range currently for short term rent. 

But since this person is a complete stranger, I have little incentive to put myself nor anyone else out. I'm sure many of the people you state that are struggling to rent their places out, can make offers to the OP for a three month stay.

Alternatively, Diamond City Place has been mentioned by @mordothailand. I think they have a goldfish bowl on the roof as a pool(humour). It's a lot better than not having access to one at all. Personally I think I would like to look at more than just traffic when I wake up in the morning, but perhaps that is just me.

Yes, thanks.  I was hoping to stop into a few rental offices and hopefully they would know what might be available.  Places like Bolton comes to mind but I know there are many other rental offices all over the place.  Over the years I was rarely in country more than one month each trip so I never really looked into it.  Longer stays are coming such as my upcoming as I arrive on the 90 day non imm O for retirement visa to start laying some ground work.  I have been 15 times but not since 2019
