Selling a house fully/partly furnished or empty?

My wife wants to sell a house in Pathumthani, she wants to buy all new kitchen stuff and some basic furniture telling that this will pay off when selling the house. I have my doubts if it really will have any positive influence on the sales price and would rather sell the house without anything inside so the new owner can furnish it acoording to his/her needs. Does anyone have experience in this and can give some advice? 

It will not add anything, personalized furniture only makes good selling pictures sometimes. 

 

Except if you thinking of renting out before selling

It seems to be whenever I see a Condo for sale it comes fully furnished. That is probably more to do with the fact it would be an absolute ball ache to get the furniture in/out of a property perhaps on the 10th+ floor. 

 

If I was buying a house I personally would want to put my own stamp on it. Unfortunately, I am not in a place to comment on whether your wife's suggestion will actually add value or make the property more attractive to a potential buyer. 

 

There are many members who have bought and sold over the years so I'm pretty sure you will get some very sound advice (and some not so sound) as the day goes on. 

     Spouse and I have sold 22 properties, both houses and condos, in Pattaya, Rayong, and Bangkok.  Mostly Pattaya, though.  We always sell fully furnished, including all artwork, accessories, appliances, furniture, lamps, drapes, rugs, and electronics.   Our properties have a distinctive look, a fusion of modern furniture with Asian art and antiques.  It's what we like, and we always design just for ourselves, as we usually live in our properties for a period before selling.  

     So far it has been mostly easy to find buyers who have liked what we have done with our properties--enough so that they have purchased them.   I think selling fully furnished and decorated has given us an edge in finding buyers--especially when we were selling View Talay condos in various VT projects and competing with other condos of the same size that were also for sale.  

     In your shoes, I would either leave your house empty or fully-furnish it.  With fully-furnished, if done right, you can attract buyers who are looking for what is called 'turnkey'--they turn the key and everything is done for them.  Leaving your house empty can appeal to those who want, or have, their own things.  Scattering a few items of furniture around the house, to me, is neither here nor there and is not the route I would take.   However, updating the kitchen I would recommend.  Both kitchens and baths, done nicely and correctly, can be good selling points for a property.  

I always agreed with the premise  when selling a property that many buyers don't see a bedroom unless it has a bed in it.  There were even companies in the UK that would rent out furniture to fill a property, no personal items , just expensive main items that made the building feel more homely.

 

Additionally this is the reason large developers with a large number of new properties have a 'show house'. One trick they use is to furnish it with 4/5ths size furniture so the properties appear more spacious.

If I was buying a house, the last thing I want to deal with is the previous owner's junk.  I'd ask the seller for a discount to take care of his junk.

No, not seeing any return with furnishing it, rather a loss actually.  I've never and wouldn't want a furnished house.

 

Maybe suitable to a first time condo buyer, but that's about it.

Selling the house in Thailand is not a big deal. The problem in Thailand is to send back the money abroad once you sold your house. That's where all the bureaucracy starts and they will try to make things difficult.
