Earthquake repairs in condo

Hello our condo suffered some cracks during the earthquake last year. It’s not major damage so I have been putting off for a while to get the work done by my landlord due to the mess it’s going to make.

 

unfortunately the cracks will need to be completely cut out, a huge area of space on the ceiling and wall. Then it will be repaired, plastered and painted again.

 

my issue is my inbuilt air conditioner that is built into the ceiling (it is not one of those that hangs on the wall, but rather built into the ceiling with fans) is going to get absolutely filthy as it lies all around the cracks. 
 

Landlord has said he will clean the a/c - but the last thing I want is loads of dust that accumulated into areas of the air conditioning system and around the fans that it will be blowing out loads of microscopic dust for time.

 

Any advice here ? Am I over reacting? How can I ensure the work is done without wrecking the a/c system with dust. 
 

Realy getting me down as I already get bad coughs from the pollution. 

Your ceiling mounted air conditiomer is sealed to all 4 sides and the top, the only open part is the bottom.

 

It's unlikely it will get much dust but if you are worried, cover the bottom in cling film (glad wrap).

It normally comes down - but there are grills in the suspended ceiling that blows the air conditioning out.

I'm assuming that you will need to move out while the renovations are being completed. In your situation I would ask the landlord to have the ceiling unit removed during the renovations, then cleaned and replaced afterwards.

Best option for sure. 

The OP stated "nothing major" 

No needs to exit urgently or to lose bond. 

Chat with owner. 

Then at some point move out temporarily or for good.

With what seems a legitimate concern about dust then it seems you really need to move out until all of this work is finished.  When the painting is finished (the last piece of the building work), even then I'd suggest not moving back in full time.  Maybe go back, open the windows and run the air conditioner on a non-cooling setting (or the least energy-hungry) to blow out any dust (like the cling film idea by @JBChiangRai).  Lots of cleaning to be done of course; vacuum or damp-mop up the dust (hire a maid?).  Rinse & repeat this process till one evening you go back and there's no dust.  Of course, furniture will need cleaned, as well as soft furnishing/bedding/pillows laundered too.

It's unlikely the damage from an earthquake is confined to a condo. The whole structure of the building may be compromised.

I'd be planning to move out asap.

You can install the 3M filter floss overtop the filter if the AC is going to be run any.  I would think they would seal up the ceiling AC with plastic and tape around it while working.

 

Otherwise if they do a good AC clean afterwards they usually put the fan on high to blow any residual moisture out which should dislodge any dust.
