About 350 Baht. Has WiFi. Car park outside. Very new and clean and friendly.

The Swan luck hotel, just over the river heading North out of the town on the main highway to Mae Sai, left at the first set of lights and left again a few hundred metres down the road. It's less than 5 mins from the centre of town. Not quite riverside but 1200b approx depending on season, with its own pool. Maybe less than 2 years old with wifi and worth the extra for pool and smart rooms.
